June 20, 1966, at 2:00 o'clock P.M. notice of sald public hearin~ having been duly given ae rtquired by
law end in eccordenae with the provielona of the Mahe:m Municipal Code, Chapter 18.72, to heor end conaider evidence
for and egeinet said ptoposed reclaeaiflcetion end to inveatigate end m ake findinge and recommendattona in connection
therewith; end
WHEREAS, said Commiasion, after due inapectlon, investigation, and etudy made by itaelf and !n ita behelf, and
after due conafderetion of all evidence and reports oEfered ot ~aid hearing, d~ea find and determine the Eoilowing fecte;
1. Thet the petitioner proposes e reclassificetion of the above deacribed property from the C-1, General
Camrnercial, Zone to the R-3, Zone on Parcel No. 2 to establish a two-story apartment develop-
ment.
2. Tha± the proposed reclassification is in cor~Formance with ~he General Plan.

3. Thet the propoaed recleseificatlon of subject property is necessary end/or deaireble for the orderly end pra
per developneent of the community.
4. That the proposed reclaseific~tion of aubjcct property does properly rtlate to the zones end their permitted
uses locally esteblished in close proximity to subject property end to the zones and their permitted uses generally estab-
lished throughout the community.
5. That the proposed reclassification of subject property re~uires the dedication and
irnprovement of abutting streets in accordance with the Circula~.`~n Flement of the General
plan, due to the anticipated increase in traffic which wil.l be ~,anerated by the intensificat-
ion of land use.
6. That one pe.rson representing ~i persons present in the Council Cha;rbei•, and one letter

, NOW, TNER~FORE, E3E I1 kESOLVED that the Anahelm City Plonning Commiseion doeu hereby recommend
to the Clty C~uncll of tl~e City of Anaheim thrt eubject Petition tor Reclaseificntion be epproved and, by so doing,
that Title 18-7,oning of the Anahelm MunlclN~l Code be omended to exalude the above deecribed property from the
C-1, Genei•al Comrr,ercial, Zone, and to incorporate sai.d d~scribed property into the R~3, Multiple
Family Rer,identlal, Zone upor•i the followtr~g conditions v;nich are hereby boi,nd to be a necessary
prerc~qiiisiLe t.o the proqosed use oE sublecL praperty in order to preserve t:f;e saf~t,y an~~ general
welFare o}' the ci.tlzens af the Ci.ty of Anaheim.
1. That the owners oP sub~ject property shall pay to the City of Anahein~ the surn oF $25.~0
pcr dwelling unit, to be used for park and recreation purposes, said amotint t~~ be paid at the
time the buildinc~ permit is issued.
2• T~at the owners of sub,ject property sh~'_: deed to the City of Anaheim, the street as
shown on L•fhibit No. 1, and extending to Lincoln Avenue with 15-foot radius corner return.
3. Tha street improvement plans shall be pr.A,:ared and all engineering requirements of the
City of Anahei^~ along the above rnentioned street, such as curbs and gutters, sidewalks, street
grad~na and paving, drainaqe facilities, or other appurtenant work shall be c~ampleted as re-
quired by the City Engineer, and in accordance with standard plans and specifications on file
`~ in the office of the City Engineer; and that a bond in an amount and form satisfactory to the
City of' Anaheim sh~~ll be paster; with the City to guarantee the installation of said engineering
requirements.
4. That the owner.s of stib~ject property shall pay to the C+_ty of Anaheim the sum of $2.00
per Front fooi along the above mentioned streei: for street lt htin

5. That tlie owners of subject pr.operty shall pay to the City of Anaheim the sum of 15¢ per
front foot along the above mentioned street, for tree planting purpose~.
6. That Condition Nos. 1, 2, 3, 4, and 5, above mentioned, shall be cor,~plied with wii;hin a
period of 1~0 days frorn the date hereof, or such further time as the City Ccuncil may grant.
7. That any air canditianing facilities proposed shall be properly shieJded from view from
abutting streets prior to final building inspection.
~. That subject ~roperty shall be developed substantially in accordance with plans and
~pecifi~;ati.ons on file with tf~e City of Anaheim, marked Exf~ibit Nos. 1, 2, and 3.
