T'het the proposed use is properly one Eor which e Conditionel Use Permit is euthorized by this Code : Section 18.52.060~a) to permit on-sale liquor (beer bar) in an existing building on subject property. 2. That the proposed use will adversely affect the adjoining land uses and the growth and development of the industrial area in which it is proposed to bE located. 3. That any requests for the future use or re-development of subject property should b~ accompanied by precise plans and should indicate the removal of all the existing sub- standard structures. 4. Thdt the existing structure in which the proposed use is located i.s below the standards of the Building Code, thereby creating undue hazards to people who may patronize the bar. 5. That a letter of opposition was received from one of tlie industries located in close proximity to subiect property.
