WHEREAS, the City Plrnning Commission of the City of Mehelm did reccive a verified Pefition for Conditionel
Use Permitfrom FRANCISCA DE LA LUZ AND MERCEDES M. DE LA LUZ, 7522 Pacific Avenue, Buena Park,
California, Owners of certain real property situated in the City cif Anaheim, County of Orange,
State of California, described as the north half of Lot 3 of the ~3olden State Tract No. 2, as
per map thereof recorded in Book 4, page 6R of Miscellaneous Map:,, records of said Orange County

law end in accordancc with the provisions of the Anaheim Municipel Code, Chepter 18.64, to hear and consider evidence
for and ageinst seid propoeed conditional use and to investigote and make findings end recommrndetions in connection
therewith; end
WHEREAS, seid Commiasion, afta due inapection, inveatigetion, and study mede by itself end in its behelf,
end after due consideretion of all evIdence and reporta offered et seid hearing, does find and detecmIne the Eollowing Eects:
1. T'het the proposed use is properly one Eor which e Conditionel Use Permit is euthorized by this Code :
Section 18.52.060~a) to permit on-sale liquor (beer bar) in an existing building on subject
property.
2. That the proposed use will adversely affect the adjoining land uses and the growth
and development of the industrial area in which it is proposed to bE located.
3. That any requests for the future use or re-development of subject property should
b~ accompanied by precise plans and should indicate the removal of all the existing sub-
standard structures.
4. Thdt the existing structure in which the proposed use is located i.s below the
standards of the Building Code, thereby creating undue hazards to people who may patronize
the bar.
5. That a letter of opposition was received from one of tlie industries located in
close proximity to subiect property.
