Zaby, 1401 East 51st Street, Los Angeles, California, Owners of certain real prooerty situated in the City of Anah~im, County of Ora~ge, S±ate of Calirornia, described as the Noztherly 255 feet of the Westerly 450 feet of the Pdorthwest quarter of the North~~est quarter of the Northeast quarter of Sectiun 27, Township 4 South, .~..~'i,~ Ranye 10 West in the Rancho San Juan Cajon de Santa Ana, as shown on a blap recorded in Bool; 51, 1~~ page 10 of Miscellaneous Maps, records of Orange County, California. Excepting ti~erefrom the IJorth 190 feet of the YJ?st 220 feet thereof ; and WHEREAS, the City Planning Commission did hold e public heacing at the City Hell in the City of Aneheim on October 10, 1966, et 2:00 o'clock P.M., notice of seid public hearing heving been duly given es required by law end in eccordence with the provisions of the Aneheim Municipel code, Chepter 18.64, to hear and consider evidence . for end ageinst said proposed rnnditional nse and to investigete and melce findings and recommendations in connection therewith; end WHEREAS, seid Commission, efter due inspection, investigetion, end study mede by itself end in its behelf, and efter due consideration of all evidence end reporta offered et sald hearing, does find end determine the following fects: 1. Thet the proposed use 1s properly one fot which e Conditionel .Use Permit is euthorized by this Code, to w;~; Section 1R.64,020(2-c) - to establish a motel and off-sale liquor store v;iti~ waiver of: SECTION 1R,40.0'0(4-a) required parking (9G spaces required; ~5 soaces proposed) 2. Thet the proposed use will not edversely affeet the adjoining land uses end the growth ond det!elopment of the erea in which it is proposed to be loceted, ; 3. Thet the size and shepe of the site proposed for the use is edequete to allow the full development of the proposed use in a menner not detrimentel to the perticuler area nor to the peace, health, sefety, end generel we](ere . of the Citizens of the City of Anaheim. 4. Thet the granting ot the Conditional Use Pertnit under the conditions imposed, if any, will not be detrimentel to the peace, health, seEety, end generel welfare of the Citizens of the City of Anaheim. 5. That the requirement for a 15-foo± ;andscaping strip, wt~~ich is deen;ed ddequaLe oue to the fact that the motel is not integrated tvitr a use of high parhinq reyuirements suc7 as a restaurant, and will require the reouction of an addit`_onal t~vo par};ing spaces for a total of seven spaces below Code. That the owners of subject property shall pay to the City of Anaf~eim the sum of ~2.00 per front foot along Katella Avenue, for street lighting purposes. 2. That the owners of subject property shall pay to the City of Anaheim the sum of 15~ per front foot along Harbor Boulevard and Katella Avenue, for tree planting purposes. 3. That trash storage areas shall be provided in accordance with approved p]ans on file with the office of the Director of Public Works, 4. That fire hydrants shall be installed as required and de~ermined to be necessary by the Chief of the Fi,re Department. 5. That any air conditioning facilities proposed shall be properly shielded from view. 6. Tnat Conditior 14os. 1 and 2, above mentioned, shall be complied with prior to the time that the Building P?rr.~it is issued or within a period of 1R0 days from date hereof, whichever occurs first, or such :urther time as the Commission or City Council may grant. 7. That Condition Nos. 3, 4, and 5, above mentioned, shall be comFlied with prior to final building and zoning inspections. ~. That subject property shall be developed subst tially in accordance witn plans and specifications on file with the City of Anatieim, marked Exhibit iJos. 1, 2, 3, and 4; provided, however, that a minimum 15-foot landscapinq strip shall be installed and maintained alono ri;E Harbor Boulevard frontage, prior to final building ar.1 zcning inspections.
