WHEREAS, said Commission, after due inapection, investigetion, and study mede by itselt end In its behelf, and
efter due consideration of ell evidence and rcpoRe otfered et sold hearing, does find and determine the following [acts:
3. That the proposed use is properly one for which a Condltionel .Uae Permit is euthorized by Code:
SECTI~id 18.64.020(1-f) to establish a ~rivate educational institution for business machine
computer training courses on subject propez•ty.
2. Thet the proposed use will not edversely atfect the adjoiniug land uses end the growth end development oE
the area in which it is proposed to be IoeatM.
3. Thet the size and shepe of the aite proRosed for the use is edequate to allow 2he full development of the
proposed use in a menner not detrimentel to the perticuler area nor to the peece, health, setety, and gMerel weltere
of the Citizens o[ the City o( Meheim.
4. Thet the grenting of the Conditionel Use Permit under the canditions imposed, it any, will not be detrimental

NOW, THEREFORE, BE IT RESOLVED thet the Mohefm City Planning Commission does hereby grant subject
Petition [or Conditional Uae Permit, upon the [ollowing condltlons vhieh ere hereby [ound to be a neceaa~ry prercqulslte
to the proposed use of the subject property in order to preserve the setety and general weltere ot the Citlzens of the
City of Anaheim:
1. That the owner(s) of subject property shall pay to the City of Anaheim the sum
of 15~ per front foot along Lincoln Avenue, for tree planting purposes.
2. That subject property shall be develofed substantially in accordance with plans
and specifications on file with the City of Anaheim, marked Exhibit Nos. 1, 2, and 3.
