Thet the petitioner revuests a veriance from the Meheim Municipe! Code: Section ]R. ~?.020-Perr~itteci buildings, structures, and uses - to permit the operation of a real estate oifice in tt~e bS-1, Light Industrial, Zone. 2. That there erc exceptionel or extreordinary ciccumstances or conditions epplfcable to the property involved or to the intended use of the property thet do not epply generelly to the property or cless of use in the same vicinity end zone. 3. Thet the requested verience is necessery for the preservetion end enjoyment of a substentiel properly right posaessed by other property in the seme vicinity end zone, end denied to the property in question. 4. Thet the requested variance will not be materielly detrimentel to the public welfe~e or injuriouU to the prop- etty or improvements in such vicinity and zone in whiei: the property is loceted. 5. V 1-G -1- ~ ~ ~ ~ . ~:~~ i NOW, THEREFOR£, BE IT RESOLVED thet the Aneheim City P1annIng Commission does hereby grant subject Petition for Verience, upon the following cronditions whieh ere hsreby found to be a necessary prerequlsite to the pro- posed use of the subject property in otder to preserve the sefety and generel welfere of the Citizens of the City of Aneheim. i. That the owner of s~~bject property shall deed to the City of Anaheim a strip of land 50 feet in width, from the centerline of the street, along M aheim Boulevard, for street widening purposes. 2. That the owner of subject property shall pay to the City of Anaheim the sum of 15Q per front foot along Anaheim Boulevard, for tree planting purposes. 3. That the owner of subject property shall pay to the Ci*yo ur Anaheim the sum of $2.00 per front foot along Anaheim Boulevard, for street lighting purposes. 4. That trash storage areas shall be provided in accordance witti approved plans on file with the office of the Director of Pu51ic Works, prior to final buildin9 inspection. 5. That the conversion of the existing structure shall conform to the Uniform Building Code aa adopted by ttie City of Anaheim. ` 6. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied witli prior to t,ie time tt~at tt~e build.ng perinit is issued c* ,~ithin a period of 1k0 days fnom dat.e I~ereof, whichever occurs first, or such further time z.; the Commission or City Councii may grant. 7. Ttiat subject property shall be deve:aped substantially in accordance with plans an~ specifications on File with the City of Anaheim, marked Exhibit tJos. 1, 2, and 3; provided. however, that any signing proposed foz sub?ect prope:ty shall be in accordance with the M-1, Light Industrial, Zone standards. F. That a time limitation nf tnree (3) years shall be granted for the use of subject property for said real estate office, and upon request by the petitioner, an additionai time extension may be yranted, i1 approved by the Planning Commission.
