That the petitioner proposes e reclassification of the above described property Erom the M-1, Light Industrial, and P-L, Parking Landscaping, Zones to the C-1, General Commercial, Zone to establish a dentist's office and future commercial facilities on subject property. 2. That General Plan Amendment No. 77 was considered previously on subject property. 3. That the proposed reclessification of subject property is necessary end/or desireble tor the orderly and pro- per develop .r.ent of the community. 4. That the proposed reclessificetion of subject property does properly relete to the zones and their permitted uses locally established in close proximity to subject property end to the zones end their permitted uses generally estab- lished throughout the community. 5. That no one appzared in opposition to subject petition. ii ~ ~ R-A -1- ~ ? .~ ~ ~ ~ NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Plenning Commission does heceby recommend 4.. ~ to the City Council oE the City of Aneheim thet aubject Petition for Recleasiflcation be epproved and, by so doing, i thet Title 18-Zoning of the Aneheim Municipal Code be emende~ to exclude the ebove described property from the M-1, Light Industrial, ar.~i P-L, Parking Landscaping, Zones, and to incorpora?e said described into the C-1, General Commercial, Zone upon the following conditions which are hereby found to ~~ be a necessary prerequisite to the proposed use of subject property in order to preserve the safety and general welfare of the citizens of the City of Anaheim. f: 1. That the owners of subject prop~rty shzll pay to the City of Anaheim the sum of $2.00 per front foot along Orangethorpe Avenue and Lemon Street, for street lighting purposes, within ~ 1R0 days from date hereof, or such further time as the City Council may grant. ;' 2. That any air conditior.ing Facilities proposed shall be properly shielded from view. ; 3. That trash stora9e areas shall be p*ovided i.n accordance with approved plans on ~ file with the office of the Director of Public Works. y~ 4. That Condition Nos. 2 and 3, above mentioned, shall be complied with prior to final building and zoning inspections.
