5. That the petitioner stipulated to the rem.oval of the reta:l advertising sign
presently located in the windov~ fronting on State Coll~ge Boulevard.
6. That the granting of this variance shall not be construed as setting a precedent
for similar requests in the M-1 Zone, due to the fact that extenuating circumstances
involving the type of business being operated warrants granting subj~ct petition.

1. That the parking areas siiall be landscaped in accordance with Site Development
Standards of the M-1 Zone, and shall be complied with within 180 days from date hereef,
or such further time as the Commission or City Council may grant; provided however,
that the existing retail sign in the window facinc on State College Boulevard shall be
removed as stipulated by the petitioner.
