1. "'hat the petltioner exquest~ e variance frnm the Mahdm klunlcipel Code: Section 1R.44.010(2) to permit
heavy equiN~^ent rental and use of residential structures for commercial purposes.
2. That there are exceptionai or eatreordinery circumptancrs or conditiona epplica6le to the property involved
or to the intended uae of the property that do not appl~ gener~lly to the property or clrss of uae ln the same viclnity
and zone.
3. That the requeated v~riance ie neceesary for the preservation end enjoyment of a substenSial property right
poasesaed by other propetty in the setne vicinity end zone, end denied to the propecty ln qnestion.
4. That the requested variance will not be materially detrimentel to the public welfete or Injurioua to the pm~
erty or lmprovemente in such vicinity end zone in which the propeRy Is located.
5. That the repair of heavy equipment in conjunction with its rental is considerecl an
incidental operation necessary for the maintenance of the equipment.
6. That the site development standards of the C-1 Zone are necessary to insure that
the development of subject property will be compatible with existin9 and proposed devc.~looment
in close proximity. •

terminated in approximately two years.

N^W', THEREFORE, HE IT RESOLVED that the Anaheim Clty Pleantng Commission does hereby grant subject
Petition for Vatience, upon the followin~; conditiona whlch are heteby found to be a necessary prerequisite to tkie pro-
posed use of the aub)ect property in oeder to preserve the sefety and generel welEare oE the Citizens of the City of
An~heim.
lo That this Variance is granted subject to the completion of Reclas'sification No. '
66-67-41.
2. ;hat a time limitation of two years shall be granted for the use of subject property,
and upon request of the petitioner, an additional time extension may be granted, if approved
by the Planning Commission or City Council.
3. That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Exhibit Nos. 1 and 2, provided,
however, that the site development standards of the C-1 Zone pertai.ning to parking and
landscaping shall be complied with.
