Thet the petitioner proposes e reclessification oE the above described propeety from the R-A~ Agricultural, Zona to the R-3, Multiple Family Residential, Zone on Parcel No. 1 and C-1, General Commercial, Zone on Parcel No. 2. 2. That General Plan Amendment No. f39 was considered in conjunction with the proposed reclassification. 3. Thet the proposed reclessification of subject property is necessary and/or desireble [or the orderly end pro- per developnrent of the community. 4. That the proposed teclessification oE subject property does properly relete to the zones and their permitted uses locally established in close prnximity to subject property end to the zones end their permitted uses generally esteb- lished throughout the community. 5. That the proposed reclassification of subject property requires the dedication and improvement of abutting streets in accordance with the Circulation Element of the General Plan, due to the anticipated increase in traffic which will be generated by the int.ensification of land use. 6. Tnat the owners of subject pr~perty shall deed to the City of Anaheim a strip of land 35 feet in width, from the center line of the street, along LewisStreet, for street widening purposes. 2. That street improvement plans shall be prepared and all engineering requirements of the City of Anaheim along Lewis Street and Manchester Avenue, s~ch as curbs and yutters, side- walks, street grading and paving, draina9e facilities, or other appurtenant wor~ shall be com- pleted as required by the City Engineer in accordance with standard plans and specifications on file in the office of the City Engineer; and that a bond in an amount and form satisfactory to I the City of Anaheim shall be posted with the City to guarantee the installatior of said engineer- , ing requirements. ?. That the owners of subject property shall pay to the City of Anaheim the sum of $2.00 ± pe.r fra-~t foot along Lewis Street and Manchester Avenue, for street liahting purposes. '~ 4. That i:he owners of subject property shall pay to the City of Anaheim the sum of 15~ per ';a front foot along Lewis Street and Manchester Avenue, for tree planting purooses. 5. That trash storage areas shall be provided in accordance with approved plans on file with _,~ the offir.e of the Director of Public Works. '•; 6. That fire hydrants shall be installed as required and determined to be nec_ssary by the ;; Chief cf the Fire Department. ;~ 7. That the owners of subject property shall pay to the City of Anaheim the sum of $25.00 ~;; oer dwelling unit, to be used for park and recreation purposes, said amount to be paid at the time y~ the building permit is issued. ti R. That Condition Nos. 1, 2, 3, and 4, above mentioned, shall be complied with ai`.thin a period of 1R0 days from the date hereof, or such further time as the City Council may grant. 9. That any air-conditioning facilities proposed for the commercial portion, shall be properly shielded from view and all sound buffered from adjacent residential development. 10.
