That the proposed use is propesly one for which e Conditional .Use Pertnit is euthorized by this CUde, to wit: estal;lish a service station within 75 feet of a resi~ential zone (R-1). 2. Thet the proposed use will not edversely affect the adjoinirg land uses end the growth end development of the aree in which it is proposed to be located. 3. 'That the size and shepe of the site proposed for the use is adequate to ellow the (ull development of the praposed use in a menner not detrimentel to the particular erea nor to the peace, health, safety, and general welfere oF the Citizens of the City of Meheim. 4. That the grenting of the Conditionel Use Permit under the conditions imposed, iE eny, will not be detrimentel to the peace, health, sa(ety, and general welfare of the Citizens of the City oI Aneheim. 5. F NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Plenning Commission does heteby grent subject Petition for Conditionel Use Permit, upon the following canditions which ere heteby found to be e necessery prerequisite to the proposed use of the subject property in order to preserve the sefety and general welfere ot the Citizens of the City of Anaheim: 1, That this Cor~ditional Use Permit is granted subject to the completion of Reclassification Noo 66-67-2. 2. That subject propeity shall be developed sutistantially in accordance with adopted Service Station Site Development Standards, provided, however, that the easterly masonry wall shall be deleted. 3~ That subject property shall be developed substantially in accordance x~ith plans and =_pecifications on file with the City of Anaheim, marked Exhibit No. 1.
