WHEREAS, seid Commission, after due inspection, investigetion, and study made by itself and in its behelf, end i aftet due consideration of all evidence end reports offered et seid hearing, does Eind and determine the following fects: l 1. That the petitioner proposes e reclessificetion of the above described property (rom the R-1, ONE FAMILY ~ RESIDENTIAL, ZOATE to the C-1, GENERAL COGM~ RCIAL, ZONE to utilize an existing structure ~ for business offices or retail stores. 2. That the propo:ed use is in conformance with the General Plan. ~ 3. Thet the propoaed reclassification of aubject property is necesaery end,/or desireble for the orderly end pru- i pet developnrent of !he community. 4. That Area Development Plan No. 5o was considered in conjunction with subject petition. 6. That the proposed :eulassification of subject property requires the dedicat'_on and improvement of the abutting street and alley in accordance with the Circulation Element of ; the Genoral Plan, due to the anticipated increase in traffic which w;.ll be generated by the intensification of land use. 7. That the owner of subject property shall deed i;o the Cii;y of Analieim a strip of land 50 feet in width, from tYie center line of the stroet, alon~ Magno].ia Avenue, for street r~~idening purposes. 2• 7hat the owner of subject property shall deed to the City of Anaheim a strip of land 20 feet in vridth along the westerly property line for alley purposes. 3.
