PC 66-32RESOLUTION NO. ~66•-32 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT PETITION FOR RECLASSIFICATION NO. 66•-67-5 HE APPROVED WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Reclessifice- tionfrom MURRAY GREENWOOD, ROBERT E. SINGER, AIJD EDWIN C. ILIFF, 3505 Long Beach Boulevard, Suite "H", Long Beach, California, Owners; P.OBERT E. SINGER, 338 East 3rd Stre?t, Long Beach, California, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, described as the Southwesterly 7 acres of th? Northwesterly 20 acres of Lot 10 of "Anaheim Extensi.on", as surveyed by William Hamel, December 11, 1868 and filed for record in the Office of the County Recorder of Los Angeles County, California, a copy thereof being or, file in the Office of the County Recorder of Orange County, California, in book 3, page 163, et seq~ of "Los Angeles County Maps'; EXCEPTING THEREFROM the North- westerly 230 feet thereof; ALSO EXCEPTINu THEREFROM the interest in the Southeasterly 40 feet of said land which was granted for street and utility purposes to the City of Anahei:n, a municipal corporation by deed recorded Ociober 13, 1954 in book 2841, page 188, Official Records; The above areas and u?stances are calculated to the centerlines uf streets adjacent to Lo~ 10 as shown on said map of the "Anahe-m Ext?nsion" ; end WHEREAS, the City Plenning Comrt~ission did hold a public hearing at the City Hall in the City of Anaheim on August 1, 1966, at 2:00 o'clock P.M, notice oE seid public hearing heving been duly given es required by law end in accordence with the provisions of the Anaheim Municipa] Code, Chapter 18.72, to heer ~nd consider evidence for and ageinst said proposed reclessificetion end to investigete and meke findings and recommendetions in connection therewith; end WHEREAS, seid Commission, after due inspection, investigation, and study made by itself end in its behelf, and after due rnnsideration of ell evidence end reports offered at said hearing, does find and determine the folSowing facts: 1. Thet the petitioner proposes e reclassificetion of the above described property from the R-A, AGRICULl'URAL, ZONE ~o the R•-1, ONE•-FAMILY ReSTDEfJTIAL, ZONE to subdivide subject property into 22 R-1 iots, 2. That the propesed reclassification is in conformance with the Goneral P;an. 3. That the proposed reclassificetion of subject property is necessary end/or desirebie for the orderly end pro- per developnsent of the community. 4. That the proposed reclassificetion of subject property does properly relete to the zones and their permitted uses locelly esteblished in close proximity to subject property end to the zones and their permitted uses generally esteb- lished throughout the community. 5o That the proposed reclassification of subject property requires the dedication and improvement of abutting streets, through requirements established in approval of a final tract map, in accordance with the C~rculationElement of the General Plan, due to the anticipated increase in traffic which wili be generated by the intensification of land use. 6.
