A RESC~LUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION NO. 66-67-47 BE APPROVED
WHEREAS, the City Plenning Commission of the City of Anaheim did receive a veriEied Petition for Reclescifice-
tionfrom DAVID MADDOX, 111 N. Western Avenue, Anaheim, California 92Ei01, Owner; JAMES SCHULER,
914 East Katella Avenue, Anaheim, California 9~005, Agent of certain real property situated
in the City of Anaheim, County of Orange, State of California, described in Exhibit "A"
attached 'nereto and referred to herein as ihough set forth in full
; and
WHEREAS, the City Plenning Commission did hold a puhlic hearing et the City Hell in the City of Aneheim on
January 16, 1967, at 2:00 o'clock P.M. notice of said public hr.ering heving been duly given as required by
law and ir. accordance with the provisions of the Maheim Municipel Code, Chepter 18,72, to hear end consider evidence
_ for end egainst seid proposed reclessification end to investigate and make findings and recommmdetion~ in connection
therewith; and

WHEREAS, said Commission, efter due inspection, investigetior., and stndy made by itself and in its behalf, end
efter dua consideration of ell evidence and reports offered et seid heering, does find end determinx the following fects:
1. That the petitioner proposes e reclassificeticn of the above described property from the R-A, Agricultural,
Zone 1;o the C-1, General Commercial, ZonE to establish an animal hospital on subject property.
2. That the scope of the proposed reclassification, if approved, does not warrant zn
amendment to the General P?an at the present time, however, its relationship to the Generai
Plan symbol will be considered at the next annual review.
3. That the proposed reclassificetion of subject property is necessary end/or desirable for the orderly end pro-
per developnrent of the community.
4. That the proposed reclassi$cetion of subject property does properly relate to the zones and their permitted
uses locally established in close proximity to subject property aad to the zones end their permitted uses generally estab-
lished throughout the community.
5. That the proposed reclassification of subject property does not require dedication
but does require improvement of the abutting street in accordance with the Circulation
Element ef the General Plan, due to the anticipated increase in traffic which will be
generated by the intensification of land use.
6. That no one appeared in opposition to subject petition.

NOW, THEREFORE, BE IT RESOLVED th~t the An~heim CFty Plenning Commiesion does hereby recommend
to the City Council of the City of Rnsheim that eub)ect Petition for Reclaaaificetion be approved and, by so doing,
that Title 1&Zoning of the Anaheim Municipel Code be ~mended to exclude the ~bove deacribed property Erom the
R-A, Agricultural, Zone and to incorporate said described property into the C-1, General
Commercial, Zone, upon the following conditions which are hereby found to be a necessary
prerequisite to the proposed use of subject property in order to preserve the safety and
generai welfzre of the citizens of the City of Anah~im.
1. That street improvement plans shall be prepared and all r-_ngineering requirements of
the City of Anaheim along Lincoln Avenue, such as curbs and gutters, sidewalks, street grading
and paving, drainage facilities, or other appurtenant work shall be completed as required by
the City Engineer and in accordance with standard plans and specifications on file in the
office of the City Engineer; and that a bond in an amount and form satisfactory to the City
of Anaheim shall be posted with the City to guarzntee the installation of said engineerinq
requirements.
2. That the owner of subject property shall pay to the City of Anaheim the sum of $2.00
per front foot along Lincoln Avenue, for street lighting purposes.
3. That a Parcel Map to record the approved division of subject property be submitted to
the City of Anaheim for approval and then be recorded in the office of the Orange County
R ecord er.
4. That the owner of subject property shall pay to the C~:ty uf Anaheim the sum o: 15¢ per
front foot along Lincoln Avenue, for tree planting purposes.
5. That any air-conditioning facilities proposed shall be properly shielded from vie~v
prior to final building and zoning inspections.
6. That Condition Nos. 1, 2, 3, and 4, above mentioned, shall be complied with within a
period of 1R0 days from the date nereo:, or such further time as the City Council may grant.
