A RESOLUTION OF THE CI1'Y PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE C1TY COUNCIL OF TH~ CITY OF ANAHEIM THAT

T~~ situated in the City of Anaheim, County of Orange, State of California, desrribed in Exhibit
"A" a~tached hereto and referred to herein as though set forth in full

WHEREAS, the City Planning Commission did hold e public hearing at the City Hell in tha City of Anaheim on
Jur~ 5; :967,, et 2:00 o'clock P.M., notice of seid public hearing having been duly given as required
by law and in accordence with the provlsiona of the Maheim Municipe! Code, Chepter 18.72, to hear and conaider evi-
dence Eor end against said proposed recla~siflcetion and to inveatigete and make findings ~nd recommendations in
connection therewith: and
WHEREAS, sxid Commission, after due inspection, investigation, and study made by itself and in its behelf,
and aEter due consideration of all evidence and reports offered et said heering, does find and determine the folluwing
facts:
1.Thatthe Comriission pro~os?s a reciassification or the above J?scr;bed property from
the R~-Ay Agricuit~=a19 Zone to the R-1, One Family Residential9 Zone to establish existing
residential homes in the most appropriate zone~
20 ?hat the proposed reclassification is in conformance with the General Plan and the
existing zoning and land use in the 9enerai area.
3~ That the proposed reclassification o"r subject proper~y is necessa:y and/or desirable
for the ordariy and p;oper development of the community.
4„ That the oroposed reclassi:ication of subject property does properly relate to the
zones and their permitted uses locally estabiished in close oroximity to subject property and
to the zones and their permitted uses generally established !t.:o~;no~t the communityo
5. That the proposed reclassification of subject prooerty requiree the dedication and
improvement of abutting streets in accordance ~ti•ith the Circulation Element oi the G eneral Plan.

NC~W, THEREFORE, BE IT RESOLVED that the Aneheim Cit,y Pl~nning Commission does hereby recommend
to the City Council of the City of Aneheim thet subject Petition for Reclessification be appcoved end, by so doing,
that Title 18-Zoning of the Aneheim Municipal Code be emended to exclude the ebove described property from the
R•Ay .4gricultural, Zone and to incorporate said described property into the R-1, One Family
Reside:itialY Zone, upon the following conditions which are hereby found to be a necessary pre•-
requisite to the proposed use of subject property in order to preserve the safety and generai

, i, 'hat the orrner oi subject property shall deed to the City of Anaheim a a strip of land

2,. :hat street improvement plans shall be prepared and all en9ineering requirements of the
~ity o: Anah=im alony Romneya Drive, such as curbs and gutters9 sidewalks9 street grading and
- paving~ drainage :acilitiesy or other appurtenant work shall be completed as required by the City
~~ Er.ginee: and in ac:,ordance with standard plans and specifications on file in the office of the
City Engineer; ar.d that a bond in an amount and form satisfactory to the City of Anaheim shall be
~ posted ~.~ith the City to guarantee the installation of sai•d engineering requirements.
3. That the owner of subject property shall pay to the City of Anaheim the sum of $2.00
per front foot along Romneya Drive and Maplewood Street, for street lighting purposes.
4~ That the owner of subject property shall pay to the City ~r Anaheim the sum of 15¢ per
rront loot along Romneya Drive and Maplewood Street, for tree planting purposes.
5, Thai Condition Nos. 1, 2, 3, and 4, above mentioned, shall be comelied with prior to
rinal building and zoning inspections.
