RECOMMENDJNG TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT

WHEREAS, the City Plenning Commission did hold a public hearing et the City Hall in the City of Aneheim an

law and in eccordence with the provisions of the Mehein: Municipal Code, Chepter 18.72, to hear end consider evidence

therewith; and
~ WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behalf, and

1. That the petitioner proposes a reclassification of the above described property from the R-3~ Muitiple
Famiiy Residentiaiy Zone to the G-lY General Commercial, Zone to estabiish a new service station
witn~n 75 reet of a residential zone on subje~t proper.ty.
2. That th~ proposed reclassification ~s in conformance with the General Plan and
the ex~sting zoninc and iand use in this general area.
3. That the proposed reclassific~tlM~cf subject property is necessary and/or desirable tor the orderly and pro-
per developm~ent of the community.
4. That the proposed reclassificetion of subject property does properly relate to the zones and their permitted
uses locally esteblished in close proximity to subject property and to the zones end their permitted uses generally estab-
lished throughout the community.
5. That the proposed reclassification of sub:ject property requires the dedication of
abutting stzeets in accordance with the Circulation Element of the General Plan, due to the
anticipated increase in traffic which will be generated by the intensification of land usee

NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Planning Commission docs hereby cecommend
to the City Council of the City of Anaheim thet subject Petition for Reclessificetion be approved and, by so doing,
thet Title 18-Zoning of the Aneheim Municipel Code be emended to exclude the above described property from the
