on Jun e 5, 1967, nt 2:W o'clock P.M., notice of seid public heering ha~•ing been duly giv+.n as ceQnind
by law and in eccon~ence with the provisiona of the Anoheim Murticipel Code, Chapter 18.68, to he~t and eo~sider
evidence for and against ssid proposed varience and to inveetigate end make findings ~nd recommtndationa in connec-
tion therewith; and
WHEREAS, eaid Commiaaion, a$er due inapectlon, investl~aiion, nnd study m~de by Ihelf ~nd in its Mehalt,
and after due eonsiderntion of all evidrnce and repoRa oEEered at said hearing, dxn find and detecmine tha followin~
facts:
1. Thet the petitioner requests a veriance fe+em the Aneheim Municipal Code: to establish a 24-lot R-1 sub-
division on subject property as follows:
SEGTION 18.24.030(4) - Minimum lot width. l~0 feet required; 50 feet proposed).
SECfION 18e24.030(4) - Minimum lot area. ~?~2~.0 square feet required; 6,000 square :eet
~ and over proposed).
2. That there ere exceptional or extraordinery circumatances or conditions applicable to the propetty involved
or to the intended use of the propeRy th~t do not apply generally to the propeety or clasa of u~e in the e~me vicinity
and zone.
3. That the requeated varlance is necesaary for the preservation and enjoyment o[ a sub~t~ntial peopetty rigAt
posaesaed by other propedy in the same vicinity and zone, and denled to the propeRy in questlon.
4. That the requested veriance wlll not be materielly detrimenta] to the public aelf~te or injudout to the peoP
ecty or improvements in such vicinity ond zone in ~vhich the propectY ia located.
5. Thar iots in sir.gle family tracts aoioininy to the north and south have been developed

NOW, THEREFORE, BE IT RESOLVED that the Aneheim CIty Plenning Commission does hereby grent subject
Petition for Varience, upon the following conditions which are hereby fou~t~ to be a necessary prerequisite to t~he pro-
posed use of the subject property in order to preaerve the sefety end general welfere of the Citizens of the City of
, Anaheim:
i~ That this ,~~riance is granted subject to the compietion of Reclassification No.
66-67•-71 e
2~ That a Final Tract Idap of subject property be approved by the City Council and
` recorded in the office of the Orange County Recorder,
3o That subject property shall be developed substantially in accordance with plans
and specifications on file with the City of Anaheim, marked Exhibit Nos. 1, 29 3, and 4.
