That the propose~ use is pcoperly one for which a Conditional .Use Pexmit is authorized by this Code, to wit: Section 18.64.020(1-c) and l5) to establish a church and Sunday School, and to oermit the use of an er.isting residence as a parsonage. 2. That the proposed use will not adversely aEfect the adjoining land uses end the growth and development of the area in c i;;ch it is proposed to be located. 3. That the size and shape of the site proposed for the use is adequate to allow the full development ofthe proposed use in a menner not detrimental to the particular area nor to the peace, health, safety, and general welfare of the Citizens of the City of Maheim. 4. That the granting of the Conditional Use Permit under the conditions imposed, if any, will not be detrimental to the peace, health, safety, end general welfare of the Citizens of the City of Anaheim. 5. That no•one appeared in ooposition to sub;ect petition. -1- .,.:~+~'i~ P~0'N, THERER7RE, BE IT RESOLVID that the Anaheim City Planning Commission does hereby grant =ubject Petition for Conditional Use Permit, upon the foliowing conditions which are hereby found to be a necessary prerequisite to the proposed use of the subject property in order to preserve the safety and general welfare of the Citizens of the ~ity of Anaheim. 1> That the owners of subject property shall deed to the City of Anaheim a strip of land 45 feet in width, from the centerline of the street, along Wagner Avenue, for street widening purposes. 2. That the owners of subject property shall provide the City of Anaheim with an irrevocable offer of dedication for a strip of land 15 feet in width along the easterlv property line and in- cluding a 25 foot radius corner return for future street widening purposes. Said irrevocable offer of dedication to be reviewed by the City Attorney's office. 3. That street improvement plans shall be prepared and all engineering requirements of the City of Anaheim along Wagner Avenue, such as curbs and gutt~rs, sidewalks, street grading and paving, drainage facilities, or other appurtenant avork shall be completed zs required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the installation of said engineering requirements. 4. That the owners of subject property shall pay to the City of Anaheim the sum of $2.00 pzr front foot alonn Wagner Avenue, for street lighting purposes. 5. That the cavners of sub;ect property shall pay to the City of Anaheim the sum of 15~ per front foot along 'Nagner Avenue, for tree planting purposes. 6~ That trash storage areas shall be provided in accordance ~vith approved plans on file s,ith the office of the Director of Public 'Norks. 7. That fire hydrar~ts shall be installed as required and determined to be necessary by the Chief of the Fire Deoartment. R. Thai a11 oar~ing areas shall be landscaped in accordance ~•~itn the Site Development Star.dards of the C-1 Zone; and all lighting standards for such are~=_ sha11 be of the do~,vnlighting type no greater than 6:eet in height; and concrete wheel stops shall be installed adjacent to the masonry wall along the periphery of such parE:ing areas. 9.
