WHEREAS, the City Planning Commisaion of the City of Anaheim did receive e verified Petition for Reclessifice-
tionfrom JANE MARIE CARPENTER AND HOWARD FREISS, 1172 Cherry Way, Anaheim, California 92801,
Owners; GORDON FITZPATRICK, 1123 West Lincoln, Anaheim, California 92805, Agent of certain real
property situated in the ~ity of Anaheim, County of Orange, State of California, described in
Exhibit "A" attached hereto and referred to herein as though set forth in full

lew and in accordence with the provisions of the Meheim Municipal Code, Chepter 18.72, to hear and consider evidence

',.~ 1. That the petitioner proposes e reclassificetion of the above described property from the R-A, Agricultural,
. Zone to the R-1, One Family Residential, Zone to subdivide subject property into four (4) lots
`; `for future developrent of sinyle family homes.
~ 2o That the proposed reclassification is in conformance k~ith the General Plan a;id the

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Planning Commission does hereby recommend
to the City Council of the City of Aneheim thet aubject petitIon for Reclessi~Fication be approved and, by so doing,
thet Title 18-Zoning of the Anaheim Municipel Code be amended to exclude the above described property from the
R••A, Agricultural, Zone, and to incorporate said described property into the R-1, One Family
Residential, Zone upon the following conditions which are hereby found to be a necessary pr r
requisite to the proposed use of subject property in order to preserve the safety and g~.^.eral
welfare of the citizens of the City of Anaheim.
lo That the owners of subject property shall pay to the City of Anaheim the sum o: $2.00 per
front foot along Cherry Way, for street lighting purposes.
2. That the owners of subject property shall pay to the City of Anaheim the sum of 15¢ per
front foot along Cherry Way, for tree planting purposes.
3. That a Parcel Map to record the approved division of subject property be submitted to the
City of Anaheim for approval and then be recorded in the office of the Orange County Recorder.
4. That Condition Noso 1, 2, and 3, above mentioned, she.ll be complied with within a period
~~ of 180 days from the date hereof, or such further time as the City Council may grant.
