SHAMMA, 914 East Katella Avenue, Anaheim9 Ca'_ifcrnia 928055 Agent of certain real property situated in the City of Anaheim, County of Orange9 State of California, described as Lot iJp. 20 0'' Tract No~ 1394 ; end WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of pnaheim on July 179 i9679 at 2:00 o'clock P.M., notic^ of said pablic hearing having been duly given as required by law and in accordance with 'ae provisions of the Mnhaim Municipal Code, Chapter 18.72, to hear and consider evi- dence for and ageinst said proposed reclassification and to investigate and make Eindings end recommendations in connection therewith: and WHEREAS, said Commission, after due inspection, investigation, end study made by itself and in its behalf, and after due conside-etion of all evidence and reports offered at said hearing, does find and determine the following facts: 1. That the petitioner proposes a reclassification of the above described property from the R-? , On e Fami 1 y Residential, Zone to the C••1, General Commerciai, Zone to establish a professional of: ice use of an existing residential structure on subject property. 2o That the scope of the proposed reclassi:ication, if aoproved, does not warrant zn amendme~t to the General Plan at the oresent time, however, its relationship to the Generzl Plan symbol wiii be considered at the next annual review. 3. That no land use change has taken place to warrant consideration of th? oropo=ed reclassification to p~*mit encroachment of commercial uses into a single fam~ly residential tract. 4, That subject and adjoining oroperti.es are sti11 well suited fo* residential use=, and the construction of a masonry wall would adequately reduce any noises fr~- the free~n~zy or on-off ramp from said freeway. 5e That the proposed reclassi`icationy if approved, would establish an undesirable 19:~~na environment for residences, and might set a precedent for requests from other nearbv ~rooertv owners, thereby destroying the residential integrity of the neighborhood. ~ 6. That one person appeared, representing four persons present in the Council chamber, in opposition to subject petition.
