AND ERMA C. SUMMERS, 1239 N~a9nolia Avenue, Anaheim, California 92804, O~m ers; VER~~lON D. B. PERERA, 12072 Cole Street #5, Garden Grove, California 92641, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, descirbed in Exhibit "A" attached hereto and referred to herein as though set forth in full ; and ~ WHEF.EAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on August 28, 1°6~ ~ at 2:00 o'clock P.M., notice of said public hearing having been duly given as required by law and in accordance with the provisions of the Maheim Municipal Code, Chapter 18.64, to hear and consider evidence for and against said proposed conditional use and to investigate end make findings and recommendations in connection therewith; and WHEREAS, said Commission, after dne inspection, investigation, and study made by itself and in its behalf, and after due consideretion of all evidence and reports offered et said hearing, does find and determine the following facts: 1. That street i~rprovement plans shall be prepared and a11 engineering requir2ments of ihe City of' Anaheim along Magn~lia Avenue, such as curbs and gutters, si.dewalks, street grading and paving, drainage facilities, or other aopurtenant tvork shall be completed as required by the City Enaineer and in accordance with standard plans and specifications on file in *he office of the City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim sna11 be posted with the City to guarantee tne installation of said engineering requirc ments. 3~ That the owners of subject property shail pay to the City of Anaheim the sum of 52.00 per front foot along Magnolia Avenue, for street lignting purposes. 4. That the oem ers of subiect property shall pay to tne City of Ananeim tne sum of 15¢ per front foot along Magnolia P.venue, for tree planting purposes. 5. Tiiat trash storage areas shal? be provided in accoroance vfith aoproved plans on file witn the o,`fi.;e of the Directo_~ o.` Public UJorks. 6. Tnat tne structure shall be brought up to the minimum standards of the Uniform Build- ing, Plumbingy and Electrica'. Codes, as adopted by the City o` Anaheim. 7. That Candition Nos. 1, ?_, 3, and 4, above mentioned, shall be complied with prior to the time that the Building Permit is issued or within a period of 180 days from dzte hereof, ~.n•nichever occurs first5 or such furtner time as tne Commission or City Council may orant. 8. That Condition ~vos. 5 and 6, above mentioned, shal] be complied with orior to =ina: ouil~ing and :oning inso2ciions. 9. That sub;ect property sn~il be developed substantiall, in accordance with plans and soeci*ications on file m~ith the City o` Ananeim, marhed Exhibit '+'os. 1, 2, and 3; provided, however, that a parkir.~ area ano a unloadino and loading area shzll i~e provided on the prooerty itself, in order to eliminaie loadin9 and unloading on the street :rontage, and tnat the residential appearance of tne property oe maintained.
