A RGSOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT

WHEREAS, the City Planning Commission of the City of Anaheim did recelve a verified Petition for Reclassif:ca-
tionfrom ESTFR PHNHALL, 1545 Hast Ocean Boulevard, Balboa, California 93304, Owner; J, Wo
MC MICHAEL9 454-P. Valencia Drive, Fullerton California 92532, Agent of certain real property
situated in the City of Anaheim, County of brange, State of California, described as the
easterly 425.00 feet of lot 13 of Helen and Lynch's subdivision of the west half of sect'_on i69
Township 4 Southy Range 10 West, of the San Bernardino Meridian, as per map recorded in book
442, page 18 of Deeds, in the office of the County Recorder o: Los Angeles Countyo EXCEFT
that portion within the north half of the west half of the south haLf of the southwest quarter
of the northwest quarter of section 16, Township 4 South, Range 10 West, as per map recorded
in book 51 page 10 of Miscellaneous Maps, in the office of the County Recorder of said Oranae
County9 being a portion of said lot 130
; and
WHEREAS, the City Planning Commission did hold a public hearing at the City Hell in the City of Aneheim on
September 1.39 19079 at 2:00 o'clock P,M. notice of said public hearing having been duly given as required by
1aw and in accordertce with the provisions of the Maheim Municipal Code, Chepter 18.72, to hear end consider evidence
for and against seid proposed reclassification end to investigate and make findings and recommendations in connection
therewith; and
WHEREAS, seid Commission, efter due inspection, investigation, and study mede by itself and in its behelf, and
after due consideration of ell evidence end reports offered at said hearing, does find and determine the following facts:

That the scope of the proposed reclassification, if approved, does not v,~arrant an
amendment to the General Plan at the presant time, however, its relationship to the General
Plan symbol will be considered at the next annuai review.
3, That the proposed plan of development is compatible with tFe existina land use and
zoning, in this general area, and that the si~gle family subdivision would provide a suitable
transition between the multiple family develooment to the north and the sinale family d~~-elor-•
ment to the south.
4• That the proposed reclassificetion of subject property is necessery and/or desireble for the o:derly and pro-
per developnrent of the community.
5. Thet the proposed reclassification of subject property does properly relate to the zones and their permitted
uses locally established in close proximity to subject property and to the zones and their permitted uses generally estab-
lished throughout the community.
6. That no one appeared in opoosition to subject oetition.

NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Planning Commission does hereby recammend
to the City Council of the City of Aneheim that subject Petition for Reclessification be epproved end, by so doinv_,
that Title 18-Zoninq of the Aneheim Municipal Code be emended to exclude the above described property from the
R-2, Multiple camiiy Residential, Zone, and to incorporate said described property into the
R-2,5000, One Family, Zone upon the following condition= which are hereby found to be a
necessary prerequisite to the Proposed use of sub.7'ect property in order to preserve the safety
and generzl welfare of the citizens of the City of Anaheim.
1. That a Final Tract Map of subject property be approved by the City Council and
recorded in the office of the Orange County Recorder.
