WHEREAS, the City Planning Commission did hold a publie heari~tg et the City Hall in the City of Aneheim on
February 15, 196~, at 2:00 o'clock P.M., notice of seid public hearing heving been duly given as required by
law end in aecordence with the provisions of the Maheim Munieipel code, Chepter 18.64, to heer end consider evidence
for and ageinst said ptopoted conditional use and to investigete and meke findings and recommendetions in connection
therewith; and
WHEREAS, said Commission, ofter ~.ue inspection, investigation, and study made by itself and in its behelf, and
after due consideretion of ell evidence and reports offered et said hearing, does find and determine the following fects:
1. That the proposed use is properly one Eor which a Conditional .Use Permit is euthorized by this Code, to
wit: SECTION 1R.64.020(1-b) to establish a children's day nursery with waiver o`: SECTIO`J

of the Citizens of the City of Anaheim.
4. That the grenting of tha Conditional Use Permit under the conditions imposed, if any, ai11 not be detrimentel
to the peace, health, sefety, and general welfare of the Citizens of the C3ty of Anaheim.
5. That under the authority of Code: Section 1R.64.070, viaiver of the mzximum sion are~

to the propo~ed use o( the subject propetty in o~~r Q~ ~~tw lA~ s~fety an+• genrr~l welfare of the Citizens of the
Clty of An~heim:
:. That the ownars of subject property shall deed to the City o: Anaheim a strip of iand
45 feet in width, rrom the centerline of the street, along cast Street, for street widenina
purposes.
2. That the owners of subject property shall pay to the City of Anaheim the sum of 15¢
per front foot along East Street, for tree plantinc puxo oses.
3. That the owners of subject property shall pay to the City of Anaheim the sum o; $2.00
per front foot along East Street, for street lighting ourposes.
4, That the sidewalks shall be installed alona East Street, as required by the City
Engineer and in accordance with standard plans and specifications on file in the of.`ice of the
City Engineer.
5. That trash storage areas shall be provi.ded in accordance with aooroved plans on file
with the office of the Director of Public Works.
6. That the conversion of the existing structure shall conform to the Uniform 3uildina
Code as adopted by the City of Anaheim.
7. That Condition iVos, 1, 2, and 3, above mentioned, shall be complied with orior to the
time that the Building °ermit is issued or within a period of 1R0 days from date nereo:,
whichever occurs first, or such further time as the Commission or City Council may g~ant.
£3. That Condition Nos. 4 and 5, above mentioned, shail be compiied with prior to finzl
building and zoning inspections.
9. That subject property shall be developed substantialiy in accordance with olans and
speci:ications on file witn the City of Anaheim, marked Exhit,it Nos. 1, 2, 3, and 4.
