ALSO DCCEPTItiG THEREFROM tl,e following de=cribed land: Beginning at a point in the South line of the IJorth 3o ieet of said Lot 6 distant easterly 40 feet from the West line of said Lot 6; thence Westerly aloro said South lina 40.00 :eet to said West line; thence Southerly along said bVest line 20 fp2t, to a line that is parallel with and distant Southerly 20 feet, mea=_ured at *ight anqles from said Southerly line; thence Easterly along <_aid parallel line 20 feet; thence hlortheaste:ly to the ooint of beginning ; and WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Anaheim on February !5, 1967, at 2:00 o'clock P.M. notice of said public hearing heving been duly given es required by lew and in accordence with the provisions af the pnaheim Municipal Code, Chapter 18.72, to hear and consider evidence for and against said proposed reclassificetion and to investigate and make findings and recommendetions in connection therewith; and WHEREAS, caid Commission, efter due inspection, investigation, end study made by itself and in its behalf, and after due consideration of all evidence and reports offered at seid hearing, does find and determine the following facts: 1. Thet the petitioner proposes e reclessificetion of the above described property from the R-A, Agr i cu 1 tura 1, Zone to the G 1, Gener~] Commercial, Zone on Parcel ~Jo. 1 only, to establish a w~l}:-uo restaurant. ~ 2. That the proooeed reclaesification is in con:`ormance with the General Pi;n. 3, That the proposed reclassification of subject property is necessary and/or desirable (or the orderly end pro- per developnrent of the community. 4. That the proposed reclassification of subject property does properly relate to the zones end their permitted uses locelly established in close proximity to subject property and to the zones and their permitted uses generally estab- lished throughout the community. 5. That the pr~posed reclas=ification of subject orooerty does not require the dedication and improvement of Lincoln Avenue in accordar~2 vaith the Circulation Element o: the Genera] Plan. 6. That no one appeared in ooposition to subject petition. R-A -1- ~ i NOW, THEREFORE, BE IT ecESOLVED th~t the Anahcim City Planning"Commission does heceby recommend to the City Council of the City of Aneheim thet subject Petition for Reclassificetion be approved end, by so doing, that Title 18-Zoning of the Aneheim Municipel Code be emended to exclude the ebove described property from the R-A, Agricultural, Zone and to incorporate said described property into the C-1, General Commercial, Zone (Parcel 1) upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of subject properi;y in order to preserve the safety and general welfare of the citizens of the City of Anaheim. 1. That the completion of these reclassification proceedings is contingent upon the granting of Conditional Use Permit No. 919.
