GOODEN AND PAUL H. PLETZ, 1731-A South Euclid, Anaheim, Cal:forr.ia 92~302, Owners; JAMFS HODGES, 1731-A South Euclid, Anaheim, California 92~02, Agent of certGin real property situated in the City of Anaheim, County of Orange, State of California, described in Exhibit "A" attached hereto and referred to herein as though set forth in full ; ond WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Aneheim on February 15~ 1967, at 2:00 o'clock P.M. notice of said public hearing having been duly given as required by law end in eccordence with the provisions of the Anaheim Municipal Code, Chepter 18.72, to hear end consider evidence for and against seid proposed ceclassification and to investigate and make findings and recommendations in connection therewith; and WHEREAS, seid Commission, efter due inspection, investigation, end study made by itself and in its behalf, and efter due consideretion of all evidence and reports offered at said hearing, does find end determine the following facts: 1. Thet the petitioner proposes e reclessificetion of the above described property from the R-A, Aqr i cu 1 tura 1, Zone to the C-3, Heavy Commercial, Zone. 2. That the scooe of the prooosed reclassification, if aqproved, does not warrant an amendment to the General Plan at the present time; however, its relations7ip to the General Plan symbol will be con=_idered at the next annual review. 3. Thet the proposed reclessification of subject property is necessery and/or desirable for the orderly end pro- per developrment of the community. 4. Thet the proposed reclessificetion of subject praperty does pmperly relete to the zones end their permitted uses locelly esteblished in close proximity to subject property and to the zones and their permitted uses generally esteb- lished throughout the community. 5. That the 30-foot stub-end of Pamoas Lane does not constitute acceptable access to the remaining 4.77 acre undeveloped parcel abutting subject nroperty to the south; there- fore, since the entire prooerty is under o~e ownership, adequate access will have to be provided before the southerly parcel can be developed. 6. That the p~tition.ers have stipulated to complying with the C-1, site develooment standards as they pertain to la~dscaping and maintaininq the 35-foot building =_etback alono Lincoln Avenue. 7. That one person appeared in opposition to subject petition. J C ~ NC~W, THEREFORE, BE IT ..~SOLVED that the Aneheim City Plenning Commission does hereby recommend to the City Council of the City of Anaheim thet subject Petition for Reclessification be appeoved and, by so doing, thet Title 18-Zoning of ihe Anaheim Municipal Code be emended 4o exclude the above described property from the R-A, Agricultural, Zone and to incorporate said described property into the C-3, Heavy Commercial, Zone upon the follo!ving conditions which are hereby found to be a necessary prerequisite to the proposed use of subject property in order to preserve the safety and genera] welfare of the citizens of the City of Anaheim. 1. That street improvement plans sha11 be prepared and all enyineering requirements of the City of Anaheim along Lincoln Avenue, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other ap~urtenant work shall be completed as required by the City Engineer and in accordance with standard plans and specifications on file in the office of che City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim, shall be posted with the City to guarantee the installation of said engineering requirements. 2. That the owners of subject property shall pay to the City of Anaheim the sum o: $2.00 per front foot along Lincoln Avenue, for street lighting purposes. 3. That the owners of subject property shall pay to the City oi Ananeim the =_um o: 15~ per front ioot along Lincoin Avenue, `or tree plantino purooses. 4, That trash storage areas shall be provided in accordance with approved ;~lan= on file with the office of the Director of Public Works. 5. That develooment shall be in accordance with the site development stand~rds of the C-1 Zone, and with Councii po:icy of a 35-foot building setback on Lincoln Avenue, as stipulated to by the petitioners. 6. That Conditior, Nos. 1, 2, and 3, above mentioned, =ha11 be comol~ed with within a period of 1R0 ciays irom the date i~?reof, or such further time as the City Council may grant. 7. That Condition i~os. 4 and 5, above mentioned, shall be comolied ~~ith orior to final building and zoning inspections.
