That the :equested variance is necessery for the preservetion and enjoyment of a substential propeRy right possessed by other property in the seme vicinity end zone, end denied to the ptoperty in question. 4. That the requested variance will not be meterially detrimental to the public welfate oc injurious to the prop- erty or improvements in such vicinity and zone in which the property is loceted. 5. V 1-G -1- . , _ ~ s t, F ~ NOW, THEREP'ORE, BE IT RESOLVED that the Anaheim City Plenning Commission does hereby grant subject Petiti~~n for Variance, upon the following conditions which are hereby found to be a necessary prerequisite to the pro- posed use of the subject property in order to preserve the safety and general welfare of the Citizens of the City of Anaheim. 1. ':hat this variance is granted subject to the completion of Re~lassification No. 62-63-41. 2. That the owners of subjec± property shall pay to the City oi Ar.aneim the sum of $2.00 oer front foot along ia °alma A~renue, for street lighting ourposes. 3. That the owners of subject property shall pay to the City of F~naheim the sum of 15Q oer front foot along La Pal~na Av?nue, for tree planting purooses. 4. That the sidewalks sha11 be reoaired along La Paima Avenue, as required by the City Engineer and in accordance with standa-rd plans and specifications on file in the o°:ice of the City Engineer, prior to final building and zoning inspections. 5. That Condition Nos. 2 and 3, above mentioned, shall be complied with prior ;o tt~e time that the Building °ermit is issued or w:thin a period of 1~0 days from date hereof, whichever occurs first, or such further time as the Commis=_ic~ or City Council may orant. 6. That subject property shall be developeo substantially in accordance with plan= and soecifications on file with thz City of Anaheim, marked Exhibit Nos. 1 and 2, orovided, however, that the front of the proposed enclosure shall have a facade which will be c~molimentary to the adjoining commercial structures.
