WHEREAS, the City Plenning Commisaion of the City of Anaheim did receive e verified Petition for Reclassifica-
tionfrom RICHARD OSTROOT AND L. MpgLF OSTROOT, 506 E. Elizabeth Drive, Orange, Cali:ornia,
Owners of certain real property situated in the City of Anaheim County of Orange, State of
California, described as the South 2R.00 feet of the north 40R.b0 feet of the southwest
quarter of the southwest quarter of the southeast quarter of section 17, Township 4 South,
P.ange 10 West. in the Rancho Los Coyotes, as oer mao recorded in book 51 page 10 of Miscellan-
eous Maps, in the office of the county recorder of said county
; and
WHEREAS, the City Planning Commission did hold e public hearing et the City Hell in the City of Anaheim on
4arch 27, 1967 at 2:00 o'clock P.M. notice of said public hearing having been duly given es required by
law and in accordence with the provisions of the Maheim Municipal Code, Chepter 18.72, to hear end consider evidence
for and against seid proposed reclassification end to investigate and make finding~ and recommendetions in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigetion, and study mede by itself and in its behalf, and
aRer due consideretion of ell evidence and repocts offered at seid hearing, does find and determine the following fects:
1. That the petitioner proposes e reclassification of the above described propeRy from the R-3~ Multiple
Family Residential, Zone to the C-1, General Commercial, Zone.
2. That the proposed reclassification is in conformance with the existing zoning and
land use in this general area.
3. That the proposed reclessifieetion of subject propedy is necessary and/or desirable tor the orderly and pro-
per developnrent of the community.
4. That the proposed reclassification of subject propeety does properly re]ate to the zones and their permitted
uses locally esiablished in close pro:imity to subject property end to the zones and their permitted uses gene:ally estab
lished throughout the community.
5. That no one appeared in opoosition to subject petition.

- NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Planning Commission does hereby cecommend
to the City Council of the City oE Anaheim thet subject Petition for Reclassiticetion be approved and, by so doing,
thet Title 1&Zoning of the Aneheim Mur.icipal Code be emended to exclude the ebove described property from the
R-3, Multiple Family Residential, Zone, and to incornorate said described prooerty into the
G 1, General Commercial. Zone, unconditionally.
