PC 67-61-;:, RESOLUTION NO. p~67-61 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM RECOMMENDING TO THE CI~1Y COUNCIL 066THF,~ CITy OF ANAHEIM THAT PETITION FOR RECLASSTFICATION NO. 6 56 gE APPROVED WNEREAS, the City Plenning Commissian of the City of Aneheim did recelve e verified Petition for Reclassifice- tion from JOHN NUNFI~AANN, % STRUCK REALTY, 506 East Chaprnan Avenue, Orange, California, 92532, Owner; COVINGTON BROTHERS CONSTRUCTION ~h1PAtJY, R41 North Harbor Boulevard, Anaheim, California. Agents of certain real property situated in the City of Anaheim, County of Orange, State of ~alifornia, described as the West half of the South half of the West half of the Southeast puarter of the Northwest quarter of Section 26, in Township 4 South, Range 10 West, in the Rancho San Juan Cajon de Santa Ana, as sho~m on a map thereof recorded in book 51, oage 10, Miscellaneous Maos, records of said Orange County ; end WHEREAS, the City Planning Commission did hold e public hearing et the City Hall in the City of Aneheim on March 27, 1967y at 2:00 o'clock P.M. notice of said public hearing heving been duly given as required by lew and in accordance with the provisions of the Maheim Municipel Code, Chepter 18.72, to hear end consider evidence _ for end against seid proposed reclassificetion end to investigete and meke findings end recommendetions in connection therewith; end WFiEREAS, seid Commission, after due inspection, investigetion, and study mede by itself end in its behelf, and aEter due consideration of all evidence and reports offered at seid hearing, does find end determine the following fects: 1. Thet the petitioner proposes a reclessificetion of the above described pcoperty from the R-A, Agricultural, Zone to the R-3, Multiple Family Residentiai, Zone to establish a two story 64-unit apartment buil:3ing on subject property. 2. That thP oroposed reclassification is in conformance with the General Plan and the existing zoning ond land use in this general ares. ! 3. That the proposed reclessificetion of subject propedy is necessery and/or desirable for the orderly and pro- i per developm~ent of the community. ; 4. That the proposed reclessification of subject property does properly relate to the zones and their permitted i uses locelly established in close proximity ta subject property end to the zones and their permitted uses generally estab- lished throughout the community. . 5. That the proposed reclassification of subject property requires the dedication and improvement of abutting streets, as part of the approval of a tract map. in accordance with the Circulation Element of the General Plan, due to the anticioated increase in traffic which will be generated by the intensification of land use. .•,} ; 6. That no one appeared in opoosition to subject petition. ~ R-A -1- ._ _ , ~ ; ~rr---_ _ _-• _ • ....~R -- • • ~' +~t+..~ ~ 1~i. . ~ _ . ; ) NOW, THEREFORE, BE IT RESOLVED that the An~heim City P1~nninQ Commisaion does hereby recommend to the City Council of the City of Anaheim th~t nubjeet petition for ReclaasiHcation be ~pproved and, by so doing, thet Title 18-Zoning of the Anehaim Municipel Code be omended to esclude the ~bove deseribed property from the R~A, Agricultural, Zone, and to incorporate said described property into the R-3, Multiple Family Residential, Zone upon the following conditions which are hereby found to be a necessary prerequiite t^ the proposed use of subject property in order to preserve the safety and general welfare of the citiz~ns of the City of Anaheim. 1~ 'Ihat a Final Tract Map of subject property be approved by the City Council and recorded in the office of the Orange County Recorder. 2. Thzt the owners of subject ~roperty shall pay to the City of Anaheim thz sum of $25000 per dwelling unit, to be used for park and recreation purooses, said amount tp be paid at the time the building permit is issued. 3. That trash storage areas shall be provided in accordance with standard olans and speci- _ fications on file in the office of the City Engineer. 4. That any aii=conditioning facilities proposed shall be properly shielded from view. ~ 5.
