i; WFiEREAS, the City Plenning Commission of the City of Anaheim did receive a verified Petition for Reclassifica-
tionfrom GEORGE VANDENBFRG, 1112 North Lowell Street, Santa Ana, California 92703, Owner;
NAROLD L. RAAB, 14482 Beach Boulevard, Suite I, Wes~minster, California 92683, Agent of certain
real property situated in the City of Anaheim, County of Orange, State of California, described
as Parcel 1: All of Lots 3 and 4 in Block 17 of a Subdivision of the South halF of Section
21, in Township 4 South, Range 10 West, San Bernardino Base and Meridian, as per map thereof
recorded in book 1, at page 33, of Miscellaneou~ Maps, records o.` said Orange County. EXCEPTIIIG
the North 30 feet thereof

, R'HEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Anaheim on
~ Aprii 8~ 19689 at7:00 o'clock P.M. notice of said public hearing having been duly given as required by
_ law and in accordance with the provisions of the Anaheim Municipal Code, Chapter 18.72, to hear and considet evidence
-, for and again it said proposed reclessification and to investigate and make findings and recommendations in connection
therewith; and
WHEREAS, said Commission, efter due inspection, investigation, and study made by itself end in its behalf, and
after due consideration of all evidence end reports offered at said hearing, does find and determine the Following facts:
1. That the petitioner proposes a reclassification of the above described property from the R-Ay Agricultural,
; Zone to the R-2-5000, ;9~;y,_ ;~i,;_~y, Zone to permit the subdivision of subje~t property into
~ i13 lots,
2. That General Plan Arnandment No. 98 established that the proposed reclassification was
~ in conformance with the Generai Plana

3. That the proposed reclassification of ~ubject property is necessary and/or desirable tor the orderly end pro-
per developnrent of the community.
4. That the proposed reclassification of subject property does properly relate to the zones and their permitted
uses locally established in close proximity to subject property and to the zones and their permitted uses generally esteb-
lished throughout the communitv.
5. That the proposed reclassification of subject property requires the dedication and
improvement of abutting streets in accordance with the Circulation Element of the General Plan,
due to the anticipated increase in traffic which will be generated by the intensification of
land use.
6. That one person appeared in opposition.

Family, Zone upon the following conditions which are hereby found to be a necessary prerequisite
to the proposed use of subject property in order to preserve the safety and general welfare of
the citizens of the City of Anaheim.
1. That a Final Tract Atap of subject property be approved by the City Council and recorded
in the office of the Oranye County Recorder.
