That the petitioner proposes a reclassification of the above described property from the R- p., Agricultural, Zone to the R-3, Multiple Famiiy Residential, Zone. 2. That G eneral Plan Amendment :~!o. 99 was considereo in conjunct:on with sub;ect reclassification. 3. That the pcoposed reclassificetion of subject property is necessary and/or desirable for the orderly and pro- per developrr.~ent of the community. 4. Thet the proposed teclessificetion of subject property does properly relate to the zones and their permitted uses locally esteblished in close proximity to subject property and to the zones and their permitted uses generally esteb- lished throughout the community. 5. That the owners of subject property shall deed to the City of Anaheim a strip of land 53 feet in width, from the centerline of the street, along il,agnolia 5treet, for street widening purposes. 2. That street improvement plans shal~ br prepared and all engineering requirements of the ~ity of Anaheim along Magnolia Street, such as curbs and gutters, sideuvaii<s, street grading and paving, drainage facilities, or other appurter.art work shali be completed as required by the City Engineer and in accordance with standard plans and specifications on fiie in the office of the City Engineer; and that a bond in an amount and form satiisfactory to the City of Anaheim shall be posted with the City to guarantee the installation o` said engireerinq re?uirements. 3. That the owners of subject prooerty shall pay to tt~e City of Anah~im the sun~ o` $2.00 per front f'oot along A4agnolia 5treet, for streat iighting purposes. 4. That the owners of subject proper[y shall pay to the City of Anaheim the sum of 15¢ per front foot along Magnolia Street, fo~ tree planting purposes. 5. That tne owners of~ subject property shall pay to the City of Anaheirr, the sum of $25.00 per dtivellinc, unit, to be used for par4 and recreation purposes, said amount to be paid at the time the Building Permit is issued. 6o That Condition ^)os. 1, 2, 3, and 4, above mentioned, shall be complied r.~ith within a period of 180 days from the date hereof, or such further time as the City Council may grant.
