ROBISON, 1625 Centinela Avenue, Inglewood, California 90302, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, described as Lot 13 of Tract No. 3258 as shown on a map recorded in Book 99~ pages 1~ and 20 of Miscellaneous Maps, records of Orange County. Excepting iherefrom the South 295 feet. ; and WHEREAS, the City Plenning ComRission did hold e public hearing et the City Hell in the City of Anaheim on June 3, 1°68~ at 2:00 o'clock P,M. notice of seid public hearing having been duly given as required by law and in accordance with the provisions of the Anaheim Municipal Code, Chapter 18.72, to hear and consider evidence for and against said proposed reclassification end to investigete and make findings and recommendetions in connection therewith; and WHEREAS, said Commission, after due inspection, investigation, end study mede by itself and in its behalf, and efter due consideration of ell evidence and reports offered at said hesring, does find end determine the following facts: 1. That the petitioner proposes a reclassification of the above described property from the R-A, Agricultural, Zone to the R-3, Multiple Family Residential, Zone to establish a two-story, 25-unit apartment complex on subject property. 2. That the proposed reclassification is in conformance with the land uses proposed on the General Plan. 3. That the proposed reclassificetion of subject property is necessery end/or desireble (or the orderly and pro- per developrn~ent of the community. 4. That the praposed reclassification of subject propedy does properly relete to the zones and their permitted uses locally established in close proximity to subject property end to the zones end their permitted uses generally est~b- lished throughout the community. 5. That the owner of subject property has filed an abandonmentrequest for that portion of the cul-de-sac on Sumac Lane extending into the subject property. That the owner of subject property shall pay to the City of knaheim the sum of 15Q per front foot along Humor Drive and Sumac Lane for tree planting purposes, and shall be complied with within a period of 180 days fr.om the date hereof, or such further time as the City Council may grant. 2. That the owner of subject property shall pay to the City of Anaheim the sum of $25.00 per dwelling unit to be used for park and recreation purposes, said amount to be paid at the time the building permit is issued. ~: ~ . :~ ..
