1. ihatthe ~ianning Commission oroposes a reclassification of the abo~-e described
property from the °-L, Parking Landscapir,a, Zor.e to tne tc;-1, Lignt Industrial, Zone.
2. That the proposed reclassification is in conformance with the General Plan.
3. That the e:~~~ious =eclassification petition in?tiated by the P,onring Commission
proposed the rezoning of ail P-L Zoned oroperty ~.vithin Anaheim's industrial areas to
M-1; however, the P-L area along the south side of Vermont nvenue was excluded :*om that
oetition in order that additional investigation could be made into the need for upgrading
the classification of Vermont Avenue to an arterial designation.
4. That after additional consultation with the City Traf:ic Enoineer, it h~s been
determined that there is not sufficient evidence or reason to chanae the Vermont P.venue
~lassification.
5. I'hat the industrial setbac! requirement on the north side oi Vermont Avenue is
5 feet and by rezoning the P-L Zone area along the south side o: the street, these
properties would tnen nav? a ~-foot setbac! as well.
6. That the proposed reclassification of subject property is necessary and/or
desirable for the orderly and oroper development of the community.
7. That the proposed reclassification of subject property does properly relate to
the zones and their permitted uses loe;ally established in close proximity to subject
property and to the zones and their permitted uses generally established throughout the
community.
