PC 68-175RESOLUTION N0, PC68-175 A RESOLUTION OF THE CITY PLANNING COMMISSION OF 'HE CIT'i OF ANAHEIM RE~MMENDING TO THE CITY COUNCIL OF THE CITY OF ANANEIM THAT AREp DEVELOPME,\'T PLAN N0, 93 BE DISAPPROVED WHEREAS, as a result of the City Council's adoption of "A Study of thE Problems of Residential Homes Fronting on Arterial Streets", the Planning Commission initiated General Plan Amendments, Reclass?Fication petitions, and Area Development Plans to implement conversion of the 17 areas designated in the front-on study fram residential to office and professional or general commercial use; and WHEREAS, Area Development Plans are designed ~o assist in providing secondary or additinnal circulation to those properties fronting on arterial streets which have been considered appropriate for cnnversion to commercial uses; and WHEREAS, the City Planni.ng Commission did hold a public hearing in the City Hall in the City of Anaheim on June 3, 1968, at 7:30 0'cloc~~ P,N.~ notice of said public hearino having been duly given as required by law and in accordance with the provisions of the Anaheim Municipal Code, to hear and consider evidence for and against said oroposed Area Development Plan, and tn investigate and maHe findings and recommendations in connection therewith; and ~ ~ . * ~ WHEREAS, said Commission, after due ins~~ection, inveetigation and study made by itself and in its behalf and after due consicleration of all evidence and reports offered at said hearing, does find and determine the ~ollowing factsc 1. That subject property is comprised of' three parcels, all developed as low- density sinole-family residential homesites. 2• rhat adjoining land uses include low-density single-family residential home- sites to the south and west; and a neighborhood shopping center and retail and service commercial uses to the north and east. 3. That the Traffic Engineer has indicated that the present daily vehicular traffic count on Euclid Street is 32,000 automobiles, ar.d is projected to carry 40,600 vehicles per day; and that Broadway, a secondary highway, is presently carrying 13,400 vehicles per day, and is projected i:o carry 17,000 vehicles per day in ten years. 4. That all three of the residential lots have orimary vehicular access to Broadway; that the service station and appliance store property at the southwest corner of Broadway and Euclid Street have existing vehicular accessways to both Broadway and Euclid Street; however, none of the five lots is served by an alley. 5. I'hat the two commercially zoned parcels at the southwest corner of Euclid Street and Broadway have fully dedicated street frontages; however, the three low-density, single-family lots fronting on Brnadway have only 40-foot half-width street dedication, and the lot depths wnuld be reduced to 91 f eet after ultimate street dedication, and would be further reduced if secordary access of 20 feet were required. 6. That the Commission finds that after considerable testimony and discussion, together with a field inspection of the property, that the size and shapeof the lots even after ultimate dedication makes th~m suitable for residential retention. 7.
