PC68-176 A I2ESULUTION OF THE CITY PLANNING COMI111SS10N OF THE CITY OF ANA1iEIM RECOMMENDING TO THE C1TY COUNCIL OF TIiE CITY OF ANAHEIII THA'f PETITION FOR RF.CLASSIF'ICATION N0. 67-68-98 gE DISAPPI2()VLD WNEREAS, tlie City Planning Commission of the C{ty of Anaheim did receive a verified Petition for Re- classificatlon from JENPlIE L. DINKLER, 8262 Rio Vista, Anaheim, California °2806, Owner; HAROLD L, RAAB, 14482 Beach Boulevard, Suite I, Westminster, California 92683, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, described in Exhibit "A" attached hereto and referred to herein as though set forth in full ; and WHGREAS, the City Plenning Commission did hold a public hearing at the City Hall in thc Cily of Anaheim on June 17, 1968 at 2:00 o'clock P.M. notice of said public hearing having been duly given as required by 1aw end in accordance with the provisions of the Anaheim dlunicipnl Code, Chapter 18.72, to hear and consider evidence for and against said proposed reclassification and to investigate end make findings ond recommendations in connection therewith; and IVHEREAS, said Commission, after due inspection, inveatigation, end study made by itselE and in its be- helf, and a(ter due consideratiun of all evidence and reports o(fered at said hearing, does [ind and determine the following facts: 1. Thet the petitioner proposes a reclassification of the ebove described property trom the R-A, Agricultural, Zone to the R-2-5000, One Family, Zone to subdivide subject property into 116 lots. 2. That General Plan Amendment No. 97 was considered pr2viously in conjunction with Reclassification No. 67-68-64 on the proFerty immediately to the south of subject parcel with the Planning Commissi.on recommending to the City Council that Exhibit "D" of said General Plan Amendment be approved vohich would change the symbology of the Plan to indicate a medium density residential area around the commercial shopping center at Rio Vista Street and Lincoln Avenue. 3. That Reclassification No. 57-68-64 was approved, in part, by the Planning Commissioi and subsequently denied by the City Council with the General Plan Amendment being continued to June 30, 1968, for additional study. 4. That the R-2-5000 Zona was designed to provide an alternate method of developing property at a lesser density than zoned or found to be suitable for low-medium or medium- density development on the General Plan, and was not intended to replace the existing R-1, 7200 One Family Residential, Zone. 5. That land to the east and north have been developed for R-1, 7200 square foot lots, and subject property has no physical site problems that should warrant consideration of a density greater than depicte;i on the General Plan. 6. That the*e have been no land use changes to warrant consideration of an increase in density for the area easterly of Rio Vista Street. 7.
