Beginning at the Northwest corner of Lot 6 of J. D. Taylor Tract, as per map recorded in Book 36, pages 58, 59 and 60 of Miscellaneous Records of Los Angeles County, thence North 17°00'26" West 48.39 feet; thence North 75°19'40" East 215.98 feet; thence South 25°41'41" East 64.05 feet to the intersection with the Northerly iine of said Lot 6; thence South 61°27'05" West 100.36 f eet along said Northerly line to an angle point therein; thence South 84~51'05" West 158.21 f eet to the point of beginning. ; end WHEREAS, the City Plenning Commission did hcid a public hearing et the City Hall in the City of Anaheim on June 17, 1968, at 2:00 o'clock P.M. notice of seid public hearing having been duly giver. as required by law and in accordance with the provisions of the Anaheim Municipal Code, Chapter 18.72, to hear and consider evidence for and against said pioposed reclassification end to investigete end m eke findings and recommendations in connection therewith; end WHEREAS, said Commission, after due inspection, investigation, and study made by itself and ii its behalf, and efter due consideration of all evidence and reports offered at said hearing, does find and determine the foliowing facts: 1. That the petitioner proposes a reclassificetion of the above described property from the R-A, Agricultural, Zone to the C-1, General Commercial, Zone. 2. That the scope of the proposed reclassification, if approved, does not warrant an amendment to +.he General Plan at the present time, however, its relationship to the General Plan symbol w~ll be considered at the next annual review. ~ ~ 3. That the proposed reclassification of subject property is necessary and/or desirable for the orderly and pro- per developrr.ent of the community. 4. Thet the proposed reclassification of subject property does properly relate to the zones and their permitted uses locally established in close proximity to subject property and to the zones and their permitted uses generally estab- lished throughout the community. R-A, Agricultural, Zone and to incorpor.atu s5id described property into lhe G 1, Genex~al ~` Commercial, Zone, upon the following conditions which are hereby found to be a necessary pre- r.equisite to the proposed use of sUbject property in order to preserve the saf ety and general ~~ welfare of the citizens of the City of Anaheim. i 1. That the owner of subject property shall pay to the City of Anaheim the sum of $2.00 ' per front foot along Jefferson Street, for street lighting purposes. 2. That the owner of subject property shall pay to the City of Anaheim the sum of 15~ per front foot along Jefferson Street, fcr tree planting purposes. 3. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. i 4. That the sidewalks shall be installed along Jefferson Street, as required by the City ~_', Engineer and in accordance with standard plans and specifications on file in the office of the ~';~ City Engineer. ~, 5. That any air-conditioning :acilities proposed shall be properly shielded from view, ~-J~ and the sound shall be buffered from adjacent residential homes. ' 6. That all exterior lighting shall be directed downward and away from abutting parcels. '°~ ~`~ 7. That Condition Nos. 1 and 2, above mentioned, shall be complied with within a period ;~~ of 180 days from the date hereof, ~r such further time as the City Council may grant. r! 8.
