A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT PETITION FOR RECLASSIFICATION N0. 67-68-100 BE APPROVED WHEREAS, the City Planning Commission of the City of Anaheim did i„i L i a t e a v e: i; i e~ F e ~ i t i or~ ' or -eclassification on certain real property situated in the City of Anaheim, County ot Orange~ State ot California, described as Block 1: Lots 1 thru 9, Blo~k A, Kroeger's subdivision, as recorded on page 34, book 5, M..M., Block 2: Lots i thru 12, Block B, Kroeger's subdivision, as recorded on page 34, book 5, M.M~, Block 3a Lots 1 th~•u 13, Biock A, Loreli tract9 as recorded on page 144, book 2, L.A., Block 4: Lots 1 thru 13, Biock B, Loreli tract, as recorded on page 144, book 2, L,A~ ~ i A ~ f ,: .-~s R-A -1- ti ; and WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on June 17, 1968~ at 2:00 o'clock P.111. notice of seid public hearing having been duly given as :equired by lew and in accordance with the provisions of the Anaheim h1unicipal Code, Chapter 18.72, to hear end consider evidence for and egainst said proposed reclassification and to investigate 3nd make findings end recommendetions in connection therewith; end WHEREAS, said Commission, after due inspection, investigetion, end study made by itself and in its behalf, and efter due consideration of ell evidence end reports offered at seid heering, does find and determine the following fects: 1. Thatthe Conmissio;•. proposes a reclassification of the aoove described property from the R-3, Multiple Family fcesidential, C-1, General Commercial, and C-3, Heavy Commercial, Zones to the C-1, General Commercial, Zone. ~ 2. That the Anaheim General Plan presently designates this area as being appropriate for commercial-professional uses which would accommodate the type of development that could occur on these parcels if subject reclassification is approved. 3. That the proposed reclassificetion of subject property is necessery and/or desirable for the orderly and pro- per developm~ent of the community. 4. That the proposed reclessificetian of snbject property does properly relete to the zones end their permitted uses locally established in close proximity to subject property and to the zones and their permitted uses generally esteb- lished throughout ihe community. 5. That subject property is ~ne of 17 areas geographically dispersed throughout the community which met the criteria for potential conversion to commercial uses in "A Study of the Problem of Residential Homes Fronting on Arterial Highways" recently adopted by the City Council in an aitempt to resolve certain problems related to commercial conversion of these hom es . 6. Blo_ ~k 1; 1. That the owner of subject property shall deed to the City of P.naheim a 15-foot radius corr,er return for street widening purposes at the intersection of Lincoln Avenus and Vine S±reet. 2. That the s•;dewalks shall be installed along Vine Street, as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer. 3. That the curbs and gutters shall be repa:~ed along Vine Street, as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City'Engineer. 4. That the damaged and/or hazardous sidewalks shall be removed and,~or reconstructed along Lincoln Avenue, as requii~ed by the City Engineer and in accordance with standaro plans and specifications on file in the office of the City Fr~gineer. 5. That any driveway depression and~or apron not to be used along Vine Street and Lincoln Avenue shall be removed and replaced with curb and gutter and sidewalks, as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer. 6. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 7. That any air-conditioning facilities proposed shall be properly shielded from view, and the sound shall be buffered from adjacent residential homes. 8. That all external lighting shall be directed doK~nward and away from abutting parcels. 9. That any structures which are proposed for conversion from residential to commercial uses shall be brought up to the minimum standards of the Uniform Building, F'lumbing and Electrical Codes, as adopted by the City of Anaheim. 10. That Condition No. 1, above mentioned, shall be complied with within a period of 180 days from the date hereof, or such further time as the City Council may grant. 11. That Condition Nos. 2, 3, 4, 5, 6, 7, 8, and 9, above mentioned, sha11 be complied with prior to final building and zoning inspections. 12.
