That the proposed use will not adversely affect the adjoining land uses and the growth end development of the area in which it is proposed to be located. 3. That the size and shape of the site proposed for the use is adequete to allow the full development of the proposed use in a menner not detrimental to the particuler area nor to the peace, health, safety, and general welfere of .,the Citizms of the City of Anaheim. ~ 4. Thet the granting of the Conditional Use Peemit under the conditions imposed, if any, will not be detrimental ` x~ to the peece, health, safety, and generel welfare of the Citizens of the City of Aneheim. 5. That the..owner of subjE.:t property shall deed to the City of Anahpim a strip of land ~f 53 feet in width from the centerline af the street along Lincoin Avenue, for street widening 1 purposes. ~ 2. That the.owner of sub,ject property shall pay to the City of Anaheim the sum of $2.00 per front foot along Lincoln Avenue, for street lighting purposes. ~ 3. That the owner of subject pr.operty shall pay to the City of Anaheim the sum of.15~ per front foot along~Linco3n Avenue, for tree p.lanting purposes. , 4. That the sidewalks and driveways shall be installed along Lincoin Avenue, as required by .the ~it.y Engineer and in acc~rdance with standard plans and specifications on file in the office of the City Engineer. 5. That trash storage:areas shall be provided in accordance with approved plans on file p with the office of the Director of Public Works. ~ 6._That.any.air-conditioning facilities.pxoposed shall be prooerly shielded from view, and.the s.ound shall be buffered from adjacent residential homes. - Z, That.parking areas shall be lighted with down-lighting a maximum 6-feet in height and ~ shall be directed away from the property lines to pxotect the residential integrity..of the area.~ 8. That Condition Nos. 1, 2, and 3, above mentioned, sha11 be complied with prior to the ~ time that the Building Permit is issued or within a period of 180 days from date hereof, which- ever occurs first, or such further time as the Commission or City Council may grant. `~ 9. That Condition Nos. .4, 5, 6, and 7, above mentioned, shall be complied with prior to ~ final building and zoning inspections. ~ 10.
