PRICHARD, 22R34 Ostronic Drive, Woodland Hills, California 91364, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, described as the West 100.00 feet of the East 350.00 feet of the South 500.00 feet of the southwest quarter of the southwest quarter of Section 11, Township 4 South, Range 11 West, in the Rancho L~s Coyotes, as per map recorded in book 51 page 11 of Miscellaneous Maps, in the office of the county recorder of said county ~; ~ ; end ' WHEREAS, the City Plenning Commission did hold e public heering at the City Hall in the City of Anaheim on J~ . JanuarY 159 19G8~ at 2:00 o'ctock P.M. notice of seid public hearing heving been duly given as required by _ lew and ~n accordance with the provisions of the Anaheim Municipel Code, Chepter 18.72, to hear and consider evidence for end against seid proposed reclessification and to investigete end make findings and recommendations in connection therewith; and ~ WHEREAS, seid Commission, ?fter due inspection, investigation, end study made by itself and in its behalf, and ~i after due consideretion of all evidence and reports offered at said hearing, daes find end determine the following fects: 1. That the petitioner proposes s reclassificetion of the above described property from the R-A~ Agricultural, Zone to the C-1, General Commercial, Zone. 2. That the scope of the proposed reclassification, if approved, does not warrant an amendment to the General Plan at the present time, however, its relationship to the General ~; Plan symbol will be considered at the next annual review. i'_ 3. 7hat the proposed reclassification would be consistent with land uses already , established in the area. That street improvement plans shall be prepared and all engineering requirements of the City of Anaheim along Lincoln Avenue, such as curbs and gutters, sidewalks, stxeet grading and paving, drainage facilities, or other appurt?nant work shall be completed as reauired by the City Engineer and in accordance with plans an~ specifications on file in the office of the City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim shall be posted wit.h the City to guarantee the installation of said engineering requirements. F~r~ 2. i'hat the owners of subject property shall pay to the City of Anaheim the sum of $2.00 per front foot along Lincoln Avenue, for street liqhting purposes. { ~ 3. That the owners of subject property shall pay to the City of Anaheim the sum of 15¢ per ~ front foot along Lincoln Avenue, for tree planting purposes. 4. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with within a period of 1~0 days from date hereof, or such further time as the City Council ~ay grant. 5. ;hat trash storage areas sha11 be provided in accordance with approved olans on file ;: with the offi.ce of the Director of Public Yror}:s. 6. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the r'ire Department. 7. That any air-conditioning facilities proposed shall be properly shielded from view and the sound shail be buffered ,`rom adjacent residential homes. fi. That all external lighting facilities shall be di~ected downward and away from abutting proNerty lines. 9. That Condition Nos. 5, 6, 7, and 8, above mentioned, shall be comolied with prio~ to final building and zoning insoections.
