P~8~2~1 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM RECOMMENDING TO THE CITY COUNCIL OF E ITY OF ANAHEIM THAT PETITION FOR RECLASSIFICATION N0. ~_ ~6~ HE APPROVED WHEREAS, the City Plenning Commission of the City of Aneheim did receive a verified Petition for Reclassifica- tion from FRANK STUECKL'E AND FRANCES MILLINGS, 842 tlorth Zeyn, Anaheim, California 92805, Owners; FRANK STUECIQ.E,g42 North Zeyn, Anaheim, California 92805, Agent of certain real property situat~ti~in..the City of Anaheim, County of Orange, State of California, described as the West- erly 420.57 feet of the Easterly 429,57 feet of the Southerly 162.735 feet of the Northerly 184.485 feet of Vineyard of Lots H-4, as shown on a map recorded in book 4, page b29 of Deeds in the office of the County Recorder of Los Angeles County. - ; and WHEREAS, the City Plenning ComR~ission dtd hold a public hearing at the City Hell In the City of Aneheim on : July 1, 1968, at 2:00 o'clock P.M. notice of seid public hearing having been dul law and in accordence ~th the provisions of the qnaheim Municipal Code, Chapter 18.72, to heer and considerevidence for and against seid proposed reclassificatioq and to investigete and meke findings end recommendetions in connection therewith; and WHEREAS, seid Commission, after due inspection, investigation, end study made by itseif and irt its behalf, and after due consideration of all evidmce and reports offered at said hearing, does find and determine the following fects: 1. That the petitioner proposes a reclassification of the above descri6ed property from the C-Q~ General Commercial and R-3, Multiple Family Residential, Zones to the C-3, Heavy Commercial, Zone to establish a.n~~w auto sales facility on subject property. 2. That the scope of the proposed reclassification, if approved, does not warrant an amendment to the General Plan at the present time, however, its relationship to the General Plan symbol will be considered at the next annual review. 3. Thet the proposed reclassification of subject property is necessery aad/or desirable for the orderly and pra per developraent of the commuiiity. 4. That the pioposed reclassificetion of subject property does properly relate to the zones and their permitted uses locally established in close proximity to subject property end to the zones and their permitted uses generally estab- lished throughout the community. 5. That the petitioner stipulated *o compliance with the site development standards of the Gl, General. Commercial, 7.one: 6. That the hr.opcsed reclassification of subject property requires the dedication and improvement.of abutting'streets in accordance with the Circulation Element of the.General Plan, due to the anticipated increase in traffic which will be generated by the intensification of land use. That the owners of subject property shall deed to the City of Anaheim a 15-foot rarlius corner return for street widening purposes. The corner return shall provide for an ultimate dedicatiion of 40 feet along Anaheim Boulevard. 2. That a Parcel Map to record the approved division of subject property be submitted to the City nf Anaheim for. approval and then be recorded in the office of the Orange.County Recorder. 3. That the owner of subject property shall pay to the Citv of qnaheim the sum of 15~ per fr.ont foo~t along Anaheim Houlevard and Water Street, for tree planting purposes. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 6. That any air-conditioning facilities proposed shall be properly shielded from view, and ~he sound shall be buffered from adjacent residential homes. 7. That parking areas shall be lighted with down-lighting a maximum 6-feet in height and shall be directed away from the propPrty lines to protect•the residential integrity of the area. 8. Subject property shall be developed in accordance with the site development standards of the C-1, Genes al Commercial, Zone, as stipulated 'to by the petitioner. 9. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with within a period of 180 days from the date hereof, or such further time as the City Council may grant. 10. That Condition Nos. 4, 5, 6, 7, and 8, above mentioned, shall be complied with prior to final building and zoning inspections.
