P~68-214 A RESOLUTION OF THE CITY PLANNING COMhfISSION OF THE CITY OF ANAHEIM THAT PETITION FOR VARIANCE N0. 2000 BE GRANTED WHEREAS, the City Planning Commission of the City of Aneheim did teceive a verified Petition fot Variance from EL JE~E, ..INCORPORATID, 120 West Midway Drive, Anaheim, California 92805, • Owner; C. L. RANDOLPH, 120 West Midway Drive, Anaheim, California 92805, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, d~scribed as Lot Nos, 22, 24, 25, Block 2 of Tract No. ~19 ; and WHEREAS, the City Planning Commission did hold a public hearing et the City Hell in the City of Aneheim on July 15~ ]:968~ at 2:00 o'clock P.M., notice of seid public hearing having been duly given es required by law and in accordance with the provisions of the Anaheim Municipal Code, Chapter 18.68,to hear and consider evidence for end against said proposed veriance and to investigate and make fIndings and recommendations in connec- tion therewith; end WHEREAS, said Commission, efter due inspection, investigation, end study made by itself end in its behelf, and efter due consideretion of ell evidence and reports offered at seid hearing, does find and deteenine the following facts: 1. That the petitioner requests e veriance from the Anaheim Municipel Code as f.ollows~ to permit the expansion of an existing trailer park. S£CTION 18.24.010 - Permitted uses - R-1, One Family Residential, Zone. (One- family dwellings of a permanent character permitted - permit expansion of mobile home park requested). 2. That there ece exceptional or extraordinary circumstences or conditions epplicable to the property involved or to the intended use of the property that do not epply generelly to the property or class of use in the same vicinity and zone. 3. Thet the cequested varience is necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question. 4. That the requested veriance will not be materially dei:imental to the public welfate or injurious to the pmp- er'_~ or improvements in such vicinity and zone in which the property is located. That the.owner of subject prorerty shall pay to the City of Anaheim the sum of $2.00 per front foot along Lemon Street, for street lighting purposes, an~.~ shall be complied with prior to the time that the Building Permit is issued or within a period of 180'days from date hereof,~whichever occurs first, or such further time as the Commission or City.Council may grar 2. That the sidewalks and curbs shall be removed and~or reconstructed along Lemon Street, as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer. 3. That t*ash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 4. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. 5. That tlle owner of subject property shall pay to the City of Anaheim the sum of $25.00 per trailer space, to be used for park and recreation purposes, said amount to be paid at the t;me the Building Permit is issued. 6. That the proposed development shall be in accordance with the requirements of the S.tate Trailer Act, and that plumbing shall be provided in order that the mobile.home park will accommodate all trailers and not be restrir,ted to "California-approved trailers" only. 7. That ~ondition Nos. 2, 3, 4~ and 6, above mentioned, shall be compiied with prior to f.inai building and zoning inspections. 8. That subject property shall be developed substantially in accordance with plans and speci.fications on f ile with the City of Anaheim, marked Exhibit Nos. 1 and 2.
