1• Th^tt6e Planning Commission proposes a reclassification of the above described
property from the R-A, Agricultural, Zone to the G1, General Commercial, Zone.
2a That the pr.oposed reclassification is in confoxmance with the General Plan
and existing and approved land uses established in this general area.
3. That the proposed reclassification of subject property is necessary and~or
desirabl.e f.or the orderly and proper development of the community.
4, Thai: the proposed reclassification.of. subject property does property relate
to the zones and their permitted uses,locally established in close proximity to subject
property and to the zones and their permitted uses generally estabiished thxoughout

5. That subject property is a water well site owned by the City of Anaheim, and
the transf ering of the deed for the property to the prospective property owners, Western
Shopping Centers, Incorporated, is in process.
6. That the proposed reclassification of subject property requires the dedication
and.improvement of abutting streets in accordance with the Circulat.ion Element of the
General Plan, due to the anticipated increase in traffic which will be generated by.

R-A, Agricultural, Zone and to incorporate said described property into the ~-1~-~en~ral
f Commescial, Zone, upon the following conditions which are hereby found to be a necessaxy pre-
~ requisite to the proposed use of subject property in order to preserve the safety and general
k welfare of the citizens of the ~ity of Anaheim.
F le ~hat the.pr.oposed owner.of subject.prop~ty shall deed to the City of Anaheim a strip
of.land 53 f eet in width from the centerline of the street along Magnolia. Avenue, for street
% widening.purposes:
2.,That street.improvement plans shall,b.e prepared and>all engineering requirements of the
City:.of.Anaheim along Magnolia Avenue, such as curbs and gutters, .sidewalks, str.eet gr.ading
