C. MICHAEI.~ INCORPORATED, 8501 Bolsa Avenue, Midway City, California 92655, Owner; MADISON REAL ESI'ATE, 600 South Harbor Boulevard, Anaheim, California 92805, and KENNETH S. WING JR., 40 Atlantic Boulevard, Long Beacn, California 90802, Agents of certain real property "" _ situated in the City of Anaheim, County of Orange, State of California, described as Lot Nos. ~~~~ 197 and 198 of I'ract No. 6409. fi .8 ~ ~, ; and WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Aneheim on Sept~nbeT 23~ 1968~ et 2:00 o'clock P.M., notice of sazd public hearing having been duly given as required by law end in accordance with the provisions of the Maheim Muaicipal code, Chapter 18.64, to hear end consider evidence for end egeir.st said proposed rnnditional use and to investigate and make flindings and recommendations in connection therewith; and WHEREAS, seid Commission, after due inspection, investigetion, ond study mode by itself and in its behalf, and efter due conaideretion of ell evidence and reports offered at aaid hearing, does find and detecmine the foliowing facts: 1. That the proposed use is properly one for whIch a Conditional Use Peanit is authorized by Code: Section 18.52.050(1-a), to establish a truck leasing and rental agency with waiver of: SECTION 18.52.060(3-b) - Required enclosure of eouipment storaae and rental area. (6-foot solid masonry wall enclosure required; 6-foot , ' chain link fence proposed). 2. That waiver of the required 6-foot masonry wall to enclose the storage area is herebyl denied on the basis that the petitioner would be given a privilege not granted other propertiesi wherein they were required to enclose their storage areas when said property was located i within the M-1 Zone. ; 3. Thet the propo~ed use will not adversely affect thc adjoining land uses and the growth and development of ~! the erea in which it is praposed to be loceted. ~ a .4. Thet the size and shape of the site proposed for the use is adequate to ailow the full development of the ,~ proposed use in a manner not detrimental to the particuler area nor to the peace, health, sefety, and generel welfere of . the Citizens of the City of Aneheim. ~ 5. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 2. That any air-conditioning facilities p:oposed shail be properly~~hielded from view, and the sound shall be buffered from adjacent residential homes. 3. That parking areas shall be lighted with down-lighting a maximum 20-feet in heighi - and shall be directed away from the property lines to protect the residential integrity of the area: '~ '- ~``.r 4. That Condition Nos. 1, 2, and 3, above mentioned,,shall be complied with prior to :~`"`'+ '': ~i,~ final building and zoning inspections. ~ :'~ 5. ?nat subject property shall be developed substantially in accordance with plans and ' specifications on file with the City of Anaheim, marked Exhibit Nos. 1, 2, and 3; provided "' ';~ however,.that the structure is revessed to orient the wash area and the pumps to the east. ~' 6. That an 8-foot-masonry wall shall be constructed along the north property line, a i~ 6-£oot masonry wall shall be constructed:along the east and west property lines, and a 6-foot _ ~ecorative wall with chain link gates shall he constructed along the front of the property, ,';~ but to the rear of the required 50=foot building setback, said walls to be construct ed as ,_ ~;~ measured from the highest grade level of.subject or abutting propprties.
