Thaf th proposed use is properly one for which a Conditional Use Permit is authorized by ~ode: Section ~ 18.64.020(3-j-3g to wit: establish a walk-up restaurant with waiver of: SECTION 18,40:070(6) - R~~i*ed maan~rv L,ait, (6-foot masonry wall along the ' south and v~est property lines required; no wall proposed)e ~ 2o That under the:authority of Code: Section 16.64,070 waives of the required masonry ~ wall is hereby granted on the basis that although the property to the south is zoned R-A it has been develaped end used as commercial for severai years;'and that a wali at the west property line would block ingress and egress to the 20-foot easement which the development will utilize to route traffic to Orang~ood Avenue. , 3• That the proposed use will not adveraely affect the adjoining lend uses and the.growth end development of ~ the area in which it is proposed to be located. 4• That the size and shape of the site proposed for the use is adequete to allow the full development of the ~ proposed use. in a manner not detrimental to the,porticular area nor to the peace, health, safety, end generel welfare of . the CItizens of the City of Anaheim. 5~ That the grenting of the CondiGon~l Use Pem~it under the conditions.imposed, if eny, wili not be detrimental . to the peace, health, sefety, and general welfare of the Citizms of the City,of Anaheim, _ . ~ 5 ;~ . That the si~ewalks and driveways shall be installed along Harbor Boulevard, as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer. 3o That the curbs and gutters shall be repaired along Harbor Boulevard, as required by the City Engineer and in accordance with standard plans and specifications on file in the officf of the City Engineer. 4. That trash storage areas shall be provided in accordance with approved pians on file with the off.ice of the Director of Public Works. 5. That any air-conditioning facilities proposed shall be properly shielded from view. ~ 6. That parking areas shall be lighted with down-lighting a maximum 10-f eet in height and shall be directed away from the property lines to protect the residential integrity of the ar ea. 7. That Condition Nos. 2, 3, 4, 5, and 6, above mentioned, shall be complied with prior ~ to final building and zoning inspections. 8. That subject property shall:be developed substantially in accordance with plans and • specifications on file with the City of Anaheim, marked Exhibit Noso i, 2, and 3.
