PC68-30 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM THAi PETITION FOR CONDITIONAL USE PERMIT 992 BE GRANTED WHEREAS, the City Planning Commission of the City of Maheim did receive e verified Petition for Conditional Use Permitfrom JOHN WRIGHT, 1620 South ~uclid Street, Anaheim, California 92802, OCJNcR: VERiv'OIJ DAVIS, 11933 Beach Boulevard, Stanton, California 90680, Agent of certain real property situated in the Cii-y of Anaheim, County of Orange, State of California, described as Lots 5 and 6 in Block 12 of a Si:bdivision of the South one-half af Section 21, in I'ownship 4 South, Range ~,1~ 10 West, San Bernardino Base and Meridian, being a part of Fairview Colony Tract, as shovm on i a map recorded in book 1, page 33, Miscellaneous A1aps, records of said Orange County; EXCEPTII:G ;~ ~ THEREFROM a strip of land 30 feet wide along the South line of said lots, included in railroad ~ ~ right of way L% I . ~ ~1 '• , end ~ WHEREAS, the City Planning Commission did hold a public heering et he City Hall in the City of Anaheim on I January 29~ 19b8, at 2:00 o'clock P,M., notice of said public hearing having been duly given as required by ~I law and in accordance with [he provisions of the Maheim Municipal code, Chapter 18.64, to hear and consider evidrnce ~ for and against seid proposed condItional use and to investigate and make findings and recommendations in cannection ; therewith; and WHEREAS, said Commission, aRer due inspeMion, iavestigation, end study made by itsrlL end in its behalf, and aiter due consideration of all evidence and reports offered at seid hearing, does fi:;o and determine the following Eacts: 1. That the proposed use is properly one for which e Canditional.Use Pern~it is euthorized by Code, SeCtion 1R.64.020(2-d) to wit: establish a 14A-space adult only mobile home par}: on subject orooerty. 2. That the proposed use will not adversely affect the adjoining lend uses and the growth ead developmentof the acea in which it is propoced to be located. 3. That the size and shape of the site proposed for the use is adequete to atlow the full development of the proposed use in a menner not detrimental to the perticular area nor to the peace, healffi, saEety, and general welfare oE the Citizens oE the City oE Maheim. 4. That the granting oE the Conditione! Use Permit under the conditions imposed, if any, will not be detrimental to the peace, health, safety, and generel welfare of the C:~tizens o( the City of Aneheim. 5. That 5 p'ersons aopeared, representing approximately 37 persons present at the iirst oublic hearing and 15 persons present at the second public hearing, all in opposition; and that three letters and oetitions signed by 261 property owners, all in opoosition, were received. Cl-G _1_ ~ ~ NOW, THFREFURE, BE IT RESOLVED that the Anaheim City Planning Cammission does hereby grant subject Petition for Conditional Use Permii, upon the Foliowing condi`.ions which are hereby .`ound to be a necessary prerequisite to the proposed use of the subject property in order to preserve the safety and general welfare of the Citizens of the City of Anaheim: 1. That the owner of subject property sha~l pay to the City of Anaheim the sum o: $2.00 per front foot along Euclid Street, for street lighting purposes. 2. That the owner of subject property shall pay to the City of Anaheim the sum of 15~ pe: front foot along Euclid Street, for tree planting purposes. 3. That the sidewalks and drivevaays shall be installed alonq Euclid Street, as required by the City Engineer and in accordance with standard plans and soecifications on file in the of:ice of the City Engineer. 4. That the existing driveway depressions, which are not proposed to be used alono Euclid Street shall be removed and replaced with curb and gutter, as required by the City Engineer and i~ in accordance with standard plans and specifications on file in the office of the City Engineer. 5. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 6. That fire hydrants shall be installed as required and determined to be necessary by the Ch~ef o: the Fire Department. 7. That the proposed development shall be in accordance with the requirements of the State , TrailPr Act, and plumbing shall be provided in order that the mobile home park will accommodate ': zll trailers and shall not be restricted to "Cali.`ornia -approved trailers" only. _ 8. That all whEels shall be removed from all mobile homes to be located in subject mobile home park, and the mobile homes shall be lowered in order to reduce the visual awareness o: the mobile homes for abuttin9 residences. 9. That the owner of subject prooerty shall pay to the City of Anaheim the sum of $25.00 oer trailer space, to be used for parF: and recreation purposes, said amount to be paid at the time the Buildina Permit is issued. 10, That Condition Nos. 1 and 2, above mentioned, shall be comolied with prior to the time that the Building Perniit is issued or within a period of 180 days from date hereof, whichever occurs first, or such further time as the Commission or City Council may arant. 11. That Condition Nos. 3, 4, 5, 6, and 7, above mentioned, shall be complied with prior to final building anJ zoning inspections. 12.
