AND RUTH B, PRICHARD9 805 East North Street, Anaheim, California 92805, ~wners of certain real propexty situated in the City of Anaheim, County of Orange, State of ~alif ornia, described as the South 200~00 feet of the East 100.00 feet of that portion of Lot 45 of Anaheim Extension, as shown on a map of Survey made by William Hamel and filed in the office of the county recorder of Los Angeles, County, a copy of which is shown in book 3 page 163 et seq., entitled Los Angeles County Maps, in the office of the county recorder of said Orange ~ounty. Beginning at o point on the southerly line of said lot and on the northerly line of Nor,th Street, South 74~50'20" West 951„53 feet from the center line of East Street; thence North 15°09~4p~~ West, 356.07 feet to the southerly line of La Palma Avenue; thence South 89°56'15" west, along said southerly line, to the easterly line of~:the right of way of the Southern ~alifornia Railway; thence South 15°09'40" East, 407.83 feet along said easterly line to the southerly line of said loty thence North 74°50'20" ,East, 180,00 feet to the point of beginning. ; and WHEREAS, the City Planning Commission did hold a public hearing et the City Hall in the City oE Anaheim on October 21~ 1968~ at 2:00 o'clock P.M. notice of said public hearing having been duly given as required by lew and in nccordance with the provisions of the Maheim Municipal Code, Chepter 18.72, to hearand consider evidence for and against said proposed reclassification end to investigate and make findings and recommendations in connection therewith; and WHEREAS, said Commission, after due inspection, investigation, and study mede by itseif and in its behalf, and after due consideration of ell evidence end reports offered et said hearing, does find and determine the following fects: 1. That the petitioner proposes a reclassification of the above described property from the R-1 ~ One Fami ly Residentiai, Zone to the R-•3, Multiple Family Residential, Zoneo 2, That the proposed reclassification is in coriformance with the General Plan and the existing land use and zoning in close proximity. 3. That the proposed reclessification of subject property is necessary end/or desirable for the orderly end pro- per developm~ent of the community. 4. That the proposed reclessification of subject property does properly relate to the zones and their petmitted uses locally established in close proximity to subject ptoperty and to the zonas and their permitted uses generally esteb- lished throughout the community. S.^Y rc~,,,,~-'-- ~----- -~ : . ~ ~ , _ . . . . .. _ . ~~~~_.. . .. .. _.. _.. .. .._.... _.._"' __'"'_. _..._._. ~ / NOW, '~EREFORE, BE IT ~OLVED that the Anaheim City Pl~naic~ ,~ommiesion does hereb to the City Council of the City o eheim th~t subJecf Petition for Reclaeeitication be eppcoved endYby so doing, thet Title 1&Zoniag of the Anaheim Municipel Code be amended to exclude the above deacribed propecty from the R•-1, One Familj~ Residential, Zone, and to incorporate said described property into tHe R-3, Multiple Family Residential, Zone upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of subject property in order to preserve the saf ety and general welfare of the Citizens of the City of Anaheim. le That the owners of subject.property shall pay to the City of Anaheim the sum of 15¢ per front foot along North Street, for tree planting purposes. 2. That the owness of subject property shall pay to the Crty of Anaheim the sum of $2.00 per front foot along North Street, for street lighting purposes. 3. That the sidewalks and driveways shall be installed along North Street, as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer. " 4. That trash storage areas shall be provided in accordance with approved plans on file with the.office of the Director of Public Works. 5. That a 6-•foot masonry v~all shall be constructed along the east property line, adjacent to R-l zoned property. 6. That any air-conditioning facilities proposed shali be properly shielded from view, and the sound shall be buffered from adjacent residential homes. 7. That parking areas shall be lighted with down~liyhiing a maximum 6-foot in height and shail be directed away from the property lines to protect the residential integrity of the area. 8. That the owners of sub~ect property shall pay to the City ofAnaheim the sum of $25.00 per dwelling unit, to be used for park and recreation purposes, prior to the issuance of a Building Permit. 9. That Condition Nos. 1 and 2, above mentioned, shall be complied with within a period of 180 days from the date hereof, or such further time as the City Council may grant. 10. That Condition Nos. 3. 4, 5, 6, and 7, above mentioned, shall be complied with pxior to final buildi~g and zoning inspections.
