RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N0. 68-69-32 HE APPROVED

real property situated in the City of Anaheim, County of Orange, State of California, described

~ 1. That the petitiona propoaes a recl~ssiEic~tioe of the abov~ described property from the R• •, Agricuitural,
{ Zone to the R-2-5000, One Family, Zone to establish an 86 lot subdivision.
2. That the scope of the proposed reclassification, if approved, does not warrant an
amendment to the General Plan at the p*esent time, however, its relationship to the General Plan
`;~t~ symbol will be:considered at the next annual review.

3. Thot the propoaed reclestlfic~tion oE ~u-ject pcoperty is necea~~ry and/or desirable for the orderly end pro-
per development of the community.
4. Th~t the proposed recl~~tiUc~tion ot wLj~ct propeKy does properly relate 4o the zones end their permitted
uses loc~lly establiohed in close proxisity to ~u~ject'roprty ~und to the sanes ~nd their permltted uses generelly estab-
l~shed througliout the cQmmunlty.
5. That the Planning Commission deems it desirable to maintain the low-density residential
designation on the General Plan for the area southerly of the Esperanza High Schooi site, east-
erly of the new alignment of Orchard Drive and southerly to Orangethorpe Avenue.
6. That two persons appeared in opposition to densities less than R-1 adjacent to County
E-4 15,000 square foot lots.
7. That two representatives of the Placentia Unified School District appeared in opposi-
tion to further consideration of low-medium density or R-2-5000, Zone subdivision ~ the re-
maining undeveloped properties located between Lakeview Avenue on the west ana the Yorba Linda
Freeway on the east northerly of Orangethorpe fivenue, basing this on the fact that school
projections and allocation of money was made on the assumption that the property would be
developed for lov~-density of a minimum 7200 square foot lots as originally projected on the
Anaheim General Plan adopted in 1963.

that TiUe 1&Zoelag of the Aneheim Municlp~l Code be amended to ezclude the above describad property from the
R-A, Agricultural, Zone and to incorporate said described.property into the R-2-5000, One
Family, Zone, upon the following conditions which are hereby £ound to be a necessary pre-
quisite to the proposed use of subject property in order to preserve the safety and general
welfare of the Citizens of the City of Anaheim.
1. That a Final Tract Map of sub3ect property be approved by the City Council and
recorded in the office of the Orange County Recorder.
