That the petitioner proposes a reclaeaificetion of the above described property from the R-A, Agricultural, Zone to the C-1, General Commercial, 2one to develop a community shopping center on subject and adjoining prbperties. • 2. That the proposed reclassification was considered i.n conjunction with General Plan Amendment No. 111. 3. That tho proposed re.lassification of aubject propedy is necessary and/or desirable for the orderly end pro- per development of the community. 4. That the proposed reclassification of subject property does not require~dedication for street widening purposes but does require improv ~nent of abutting streets in accordance with the Circulation Element of the General Plan, due to the anticipated increase in traffic which wili be generated by the intensification of land use. 6. That more than 15 acres to the south and southwest already have commercial zoning, therefore, the proposed reclassification would be compatible. 7. NOW, THEREFORE, BE IT ,~«~'aOLVED that the Anaheim Clty Planning ,~ommiealon does hereby recommend ; to the City Council of the City of AneheIm that subject PeUtion fot ReclaeelU:etion be approved end, by so doing, that Titlx 18-2t~nIng of t6e AneheIm Municipsl Code be emended to exclude the above described property from the R-A, Agricultural, Zone and to incorporate said described propErty into the C-1, General ' Commercial, Zone, upon the following conditions which are hereby found to be a necessar ~ requisite to the proposed use of subject property in order to preserve the saf ety and general I welfare of the Citizens, of the City of Anaheim. ~ 1. That street improvement plans shall be prepared and all engineering requirements of the ~ j City of Anaheim along Crowther and Kraemer Avenues, such as curbs and gutters, sidewalks, str eet ~ grading and paving, drainage facilities, or other appurtenant work shall be completed as re- quired by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer; and that a bond in an amount and form satisfectory to the City of Anaheim shall be posted with the City to guarantee the installation of said engineering r e- quir em ents . 2. That the owner of subject property shall pay to the City of Anaheim the sum of $2.00 per; front foot along Crowther and Kraemer Avenues, for street li htin T 3. That the owner of subject property shall pay to the G~ity of ~Anahe m~the sum of 15¢ p er ~ front foot along Crowther and Kraemer Avenues, for tree pianting purposes. ~ 4. That trash storage areas shall be provided in accordance with approved plans on file ~. with the office of the Director of Public Works. 5. That fire hydrants shall be installed as required and determined to be neces~ary by the ~ Chief of the Fire Department. ~ ~ 6. That any air-conditioning facilities proposed shall be properly shielded from view. ~ 7. That par':ing areas shall be lighted with down-lighting a maximum 6-feet in height and i shall be directed away from the property lines to protect the residential integrity of the ~ area. , 8. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with within a ~ period of 180 days from the date hereof, or such further time as the Clty Council may grant. 9.
