WHEREAS, said Commissian, efter due inspection, investigetion, end study made by itself end in its behelf, end
eftet due conaideratioa of ell evi lence and reports offered at said hearing, does find and determine the following facts:
1. ~et the petitioner ~ io~poses a reciessificetion of the above described properry from the R-A~ AGRICULTURAL
ZONE to the R-1~ ONE FAMILY RESIDENTIAL, ZONE.
2.That the proposed reclassification is in conformance with the General Plan.

3. That the pmposed recleanific~tion of aubject propeRy is necessery and/or desireble for the orderly end pro-
per developmmt of the canmunity.
4. Th~t the propoeed reclasaiEicetion of sub)ect property does properly relate to the zones and their permitted
uree toc411y atabl3shed in cloae proximity to aubject property and to the zanea end their pecmitted uses generelly eatob
lished throuQhout the community.
5. That the proposed xeclassification of subject property requires the dedication and
improvement of streets proposed in accordance with the Circulation Element of the General
Plan, due to the anticipated increase in traffic which will be generated by the intensifi-
cation of land use.

to the City Council of the City of Anaheim thet aubject Petition for Reclassification be appmved and, by so doing, ~ ~

that Title 18-Zoning of the Anaheim Municipal Code be amended to exclude the above described property Erom the j
R-A, Agricultural, Zone and to incorporate said described property into the R-1, One-Family I
~ Residential, Zone, upon the following conditions which are here;~y found to be a necessary pre- I'
r.equisite to the proposed use of subject property in order to preserve the safety and general ~
~ welfare of the Citizens of the City of Anaheim.
