(~ of the wall ar ea per- 4 ; mitted; 32,4 of the wall area proposed). 2. That waiver of the maximum area of a wall sign Section 18.62.090(c) is hereby denied on the basis that redesign of ttie proposed sign can be accomplished within the confines of the Code, and approval would establish an undesirable precedent for similar requests for commercial development throughout the city. ! 3. That granting of the waiver of maximum height of a free-standing sign and the f location of a free-standing sign is made on the basis that the proposed free-standing sign will eliminate existing projections on signs which are not an asset to the area, and said sign structure was ~r ected at its present height and location prior to the adoption of the present sign ordinance. 4. That the r equested variance, as approved, is necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question. 5. That the requested variance, as approved, wiil not be materially detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is located. 6. That the lighted soffit proposed by the petitioner, after separation from the main advertising sign, should not be considered part of the sign but part of the lighting of the ~area; however, no type of advertising copy should be pl.aced on the soffit such as letters or "world" symbols as now indicated on the plans. The wall sign should then ~onform with the sign ordinance requirements. : :. ~ .. .,... , .~.,.._.r.._ ~ ' r . , ~~J ~.~ in part NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Planning Commission does hereby grent~subject Petition for Variance, upon the foliowing conditions which are hereby found to be a necessery prerequisite to the pco- posed use oE the subject property in order to preserve the sefety and generel welface of the Citizens of the City of Anaheim. 1. That subject property shall be developed substantially in conformance with plans and specifications on file with the City of Anaheim, marked Exhibit Nos. 1, 2, and 3; provided, however, that the proposed wall sign shall conform with sign requirements for the C-1 Zone.
