Th~t the petitioner propoaea a reclessification oE the ebove described property from the R-A~ Agriculturai~ Zone to the R-3, Multiple-Family Residential, Zone. 2. That the proposed reclassification is in conformance with the General Plan and land use southerly of subject property. 3. ' ~M I _ / ~ 5,:::u.~ . .~.-, ~,.:.,»......~._. -' --'---- ~ ~~ ' ~ _..I ----- . • ~ ~ ~ NOW, THEREFORE, BE IT~RESOLVED thet the Anehetm City Planning~ommIssion does hereby recommend to the City Council of the City of Anaheim thet subject Petition for Recless;ficatIon be approved end, by so doing, that Tltle 18-Zoning of the Aneheim Municipel Code be amended to exclude the ebove described property from the R-A, Agricultural, Zone and to incorporate said described property into the R-3, Multiple Family Residential, Zone, upon the following conditions which are hereby found to be a nec- essary prerequisite to the proposed use of subject property in order to oreserve the safety ~ and general welfare of the Citizens of the City of Anaheim. 1. That street improvement plans shall be prepar ed and all engineering requirements of the j andypavin~q,hdrainagegfacilitBes,eorrothercappurtenantaworkUShall~belcompletedsaserequirednb the Cit y i office ofythenC~yaEngineer;~andnthatiahbondninranpamountnandPformisatisfactorylto thetCity of ~ Anaheim shall be posted with the City to guarantee the installation of said engineering re- quirements. 2. That the owner of subject property shall pay to the City of Anaheim the sum of $2.00 per front foot along Beach Boulevard, for street lighting pur oses. 3. That the owner of subject property shall pay to the City of Anaheim the sum of 15 fxont foot along Beach Boulevard, for tree planting pur oses. ~ per 4. That trash storag e areas shall be provided in accordance with approved plans on file ! •with the office~of the Director of Public Works. 5. That fire hydrants shall be installed as required and determined to be necessary by the 'I Chie: of the Fire Department. 6. That a 6-foot masonry wall shall be constructed along the east property line in the s section not developed for carports. 7. That any air-conditioning facilities proposed shall be properly shielded from view, and ~ the sound shall be buffered from ad,jacent residential homes. ~ 8. That parking areas shall be lighted with down-lighting a maximum 6-feet in height and ~ shall be directed away from the property lines to protect the residential integrity of the area. - 9. That the owner of subject property shall pay to the City of Anaheim the sum of $150.00 ~ per dwelling unit, to be used for park and recreation purposes, said amount to be paid at the time the Building P~mit is issued, i 10. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with within a '~ period of 180 days from the date hereof, or such further time as the City Council may grant. ~ 11.
