7105 East Firestone Boulevard, Downey, California 90241, Agent of certain real property g3tuated
in the City of Anaheim, County of Orange, State of California, described :n Exhibit "A" attached
hereto and referred tohereinas though set forth in full

~` WHEREAS, the City Planning Commission did hold a public heedng at the City Hell in the City of Anaheim on
~; December 2~ ;968~ at 2:00 o'clock P.M., notice of said public hearing heving bern duly given as required by

2. That the petitioner withdrew his request for waivers of the minimum floor area
Section 18.28,050(3-a) and minimum number of covered parking spaces, since revised plans
submitted marked ~Exhibit No. 1, Revision No. 1, indicated the plans conformed with Code

3. That there ere exceptional or extraordinary circumstances or conditions applicable
to the property invalved or to the intended use of the property that do not apply generally
to the property or class of use in the same vicinity and zone.
4. That the requested variance, as approved, is necessary for the pr eservation and
enjoyment of a substantial property right possessed by other property in the same vicinity and
zone, and denied to the property in qu estion.
5. That the requested variance, as approved, will not be materialiy detrimental to the
public welfare of injurious to the property or improvements in such vicinity and zone in which
the property is located.
